Sole mandate for estate agents

Luckily I dont have a sole mandate on my property, but I have heard that the estate agent will tell you everything you want to hear until you sign that mandate.

How true. They tell us that they will put in SO much effort in selling it, which is rubbish. They put it on a website, arrange a show day and put an ad in the paper. What is the big deal in that? Even agents without sole mandates do that!!

Selling houses is so easy nowadays with these property websites.

The agents just put the photo's up with some details and then take the calls. Then they get enough interest for a showday and tell all the buyers to come on that day.

Some one puts in an offer and they hand the paperwork over to some admin staff.

Quite insane that they still expect 7% commission, all of the really important stuff gets done by admin and the lawyers.

Biggest issue is they say they will get your price just to get you to sign, then show it for 1 week and then tell you it won't sell at that price and drop it.

I must say I often compare estate agents to used car salesman.
 
When I get around to selling my property, I think estate agents that try the fast one are going to be in for a shock....

7% commision is not going to happen.
If they want Sole Mandate, I will contemplate it, but their will be penalties included in the contract should they not live up to their end of the deal (AKA drops in commision for things they DON'T do, etc)
