I cannot live in any tribal are without the permission of the King, Chief or Headman. I can't buy land there even if I tried.
Again, this is BS. In my area, all you need is your ID and that of your spouse as well as prescribed payment (outsiders pay double amount paid by locals). You wait... Then called out to be issued piece of land you paid for. You can then take your slips and such and register the land.

So no survey needed at all to establish the legal boundaries? No deeds office involvement, registration nor conveyancing attorneys required? Thus no title deed to the property?

I did indicate that's a process that follows local registration.
My parents have title deed. I'll have a look at it next time I visit.

Sounds excellent. BUT. Can you sell the piece of land you have? Or raise a mortgage bond on it?

In my culture, you can't sell your primary dwelling. I can't explain it here unfortunately. Market is diluted by the fact that you can get 500m² stand for close to nothing. In my area, someone tried selling ready built houses but I don't know how successful the project was.

Can you secure mortgage bond? I don't think so. The land hold no value due to what I described above.

You can sell, informally, but that sale would be as good as null and void if it was ever challenged.

You can't get a bond for it, last time I checked land under traditional leadership has only one title deed for the whole thing, the people are free to occupy it but that's just about it, that's why Zuma was told straight that he is lying when he said he had a bond on Nkandla

Why pay R30k+ for land if you can pay less than R2k at the local authorities?

Because it has no value at all under law. You can't use it as security for a loan to start a business. The reason for the impoverishment in the tribal areas. Nobody owns anything except the big man. The future landscape of EWC.
