Thinking about getting into Short Term holiday letting

I am currently looking at getting two places for us for down the road one day.

Marloth and somewhere at the coast, currently looking are Wild Coast or South Coast, I like a warm ocean...

What kinds of occupancy rates are you getting?

How do you do the advertising and if you use the portals like booking.com and lekkeslaap etc what are their fees like?

Cleaning and maintenance especially when you are not close by?

Would you do it again?

Got an Airbnb place in the North West just after covid. It was great buy and a niche property. Got it for 400k and getting around 12k per month net of payout commissions from Airbnb.

The care taker is fairly expensive at 30% but the lady takes care of everything and she’s really good and also bring private clientele.

Levies is about 3k and luckily it’s in the sticks so don’t have to pay electricity.

Making quite a return. Good for tax purposes as well since I can claim on cleaning consumables and other stuff etc.

Would I do it again. Maybe but it only really working out because of the care taker and other than the levy the running costs is low. Ie don’t have refuse, sewage or electricity costs to worry about. Just gas.

I’m looking at a place in the Western Cape but don’t expect you will make money off it. I’m just considering it for a luxury buy and use it as a holiday home.

Thanks, what is your current occupancy rate like, and in your case are people coming for pleasure or business?
 
Just be very careful with your expectations, because these kind of ventures can go pear shaped really quickly either from lack of occupancy or renters trashing the place and generally creating havoc.
By that I mean go very low risk unless you have money to burn.
