Transfer Attorney Costs

How much do transfer attorneys charge on average?

We are forced to use the sellers attorney (even after suggesting ours).

The "statement" adds up to R14500 plus minus excluding transfer duty, deeds office fee and clearance certificate fee. Sounds a bit high to me?

Anyone bought a property recently who can shed some light?

This is the breakdown that the transfer attorneys charged us on a R750k property:

To our tariff fee on transfer (V)	9500.00
To postages and petties on transfer (V)	450.00
To Deeds Office search on transfer	75.00
To Transfer Duty	12500.00
To our fee with regard to FICA compliance on transfer (V)	350.00
To fee payable to Council for rates application	100.00
Deeds Office registration fee on transfer	500.00
Provision for pro rata rates / levies (where applicable)	2000.00
To our fee inclusive of VAT and Deeds Office fee for cession of exclusive use area	1950.00
To V.A.T. at 14%	1466.50
TOTAL DUE	  28891.5

We were also forced to use the sellers transfer attorneys. The calculator I posted above gave an estimate of R23,452.8, which is about R5k lower than we had to pay. AFAIK it's hard to negotiate with these guys.

It's definitely negotiable, just ask them - I have bought properties before & saved thousands by negotiating this.

If you don't ask, you definitely won't get a reduced fee, so there is no harm in asking....
 
If you can negociate with a lawyer, let me know .... I will have you sort mine out as well. We got a quote a while ago when w looked at a palce witha similar value - It does sound correct to me .... However I dont know what the provison for pro rata rates is .... Maybe I would need to be looking into that myself ....
