So the wife and I are considering relocating to this side of the world. In particular we are looking at buying in a gated community off Okavango road. From what I can see its a pretty nice area, lots of good homes in the surrounding areas and it is close to shops / malls.

The only thing that I am worried about is the traffic on the N1 heading to town.

Do any of you guys have experience travelling this route in the morning? Is there anything that we should be concerned about? Are there any plans to build low cost housing in the vicinity that would negatively impact the value of the homes?

Any comments are welcomed. :)

One of my friends work in Town centre and he leaves home at around 6:10, he says he drives about 35 mins then.

Just asked him what happens if you leave at 7am, his reply was that he drove 1 hour 20 mins.

He stays close to the corner of Vygeboom and Durban(ville) rd.

Edit: that is about 8km from uitzicht according to gmaps :p

Traffic can be rough if something happens on the N1. I don't have an issue because I ride a bike most days but I've seen that the traffic is a lot less if you can start work a little later.

The area's fairly decent and I don't think there will be any low-cost housing development around there.

I live in Langeberg Ridge and leave for work @ 06:35 and get to the office in the CBD at 07:00. Also on bike though

That is actually not too bad then. I don't really have a fixed time to start work, but my wife does. Sounds like she will need to wake up a little earlier.

Thanks for the info :)

So your wife will need to leave at around 6:10 or get a bike :D

Times given above seem accurate. If you leave at or after 7ish you're looking at an hour at least from Durbanville area to CBD. It usually takes me about 1hr20 from Durbanville area to Newlands. I leave at about 7h10. I use the new M5 flyovers and then get stuck in the mom's taxi traffic around the schools in the area.
If there is a small traffic issue then it's 90mins at least to CBD.
Up to about 6h30 you can usually get to town in 40mins.
Before 6 it takes about 25mins.
