What is wrong with property agents??

Hi all,

So, the SO and I have been house hunting for two months now - looking for a new place to rent in the north of JHB.

I must have called at least ten people in the last few weeks with regards to wanting to view interested properties.

So far this is how it's gone:

1. The agent never answers their phones.
2. The office for the agent do not know who is responsible for said property.
3. The office doesn't answer
4. No replies by emails!

we have just found a perfect home for us, in the Randburg area - however I cannot get through to anyone who knows if it is still up for renting or if it's been taken?? :mad::mad:

It's just so frustrating when people just don't answer phones - why have one in the first place then??

Wait until they actually do answer, then they start with the lying and telling you just what you want to hear.
 
I know exactly how frustrating Agencies can be, i am having a problem with the agency i am renting from at the Moment
where i have been occupying a Flat with no Lights for the whole month (they sold the flat i was in before) because apperantly
the executor has not been able sort out an outstanding amount at the Municipality and have had to do everything at my sisters place who happens to live in the same complex!! I have been told everyday that it is being sorted everyday and as much as they say i do not have to rent for the month it is just besides the point.... I really do not know how to get them to sort this ASAP with having to get lawyers involved and just the whole admin of having to move again is Daunting.

We're looking for a 2 bed room, house / town house in a complex. Must have a private garden, garage (if possible) and must be pet friendly.

Our budget is around R6000.

This last house that I want to see is in Albertsville - Randburg. The agents who have listed it are: Fine & Country - Randburg

Yeah that's also true. Our last agent let us know and we lost the property.

You know for that price you probably could actually buy a townhouse?
 
Yeah, I probably could. However I don't have cash for a deposit at this stage. :(
I don't know if things changed since when I bought my house (2005), but I didn't have to pay a cent deposit. I think there's some sort of concession for first time home buyers. But like I said, things might have changed

Yes, there is. FNB do 100% bonds for first time buyers, however there are bond fees etc which can be as much as 30K and more?

However, Lupus and you have made me re-evaluate my finances and see how I can make buying a property a reality...
 
You know for that price you probably could actually buy a townhouse?
Where are you going to find a 2 bedroom townhouse with a private garden in the north for 600K ? /...and that's not even considering the additional levy cost

Just make sure you deal through a qualified agent with a provable track record if you are going to go that route.
It never ceases to amaze me how willing people are to entrust possibly the biggest investment of their lives to some pillock who doesn't know their @rse from their elbow ... and there are plenty of them out there

It doesn't have to be in the north - but just somewhere close to Fourways / Midrand as that is where the SO and I work.

One or two things to ask for about sectional title properties :
- Get a levy statement for the unit
- Get a set of the last audited financials of the complex
- Get a copy of the complex rules
- Find out what comparable units in the complex / area have sold for in the last 6 months to a year
- Take a drive to the address during peak traffic hours and also make a plan to visit the unit one evening during the week and on a Friday / Saturday evening. Trust me the last thing you want is to move in only to discover that nice quiet complex you visited on a Sunday afternoon showday is actually ho 'n pimp central every other day of the week
