Very often I pop over to Property24 and Private Property and - using pretend cash and pretend budgets - start searching for a house needing TLC or unrenovated. I then 'fix' the bathrooms, kitchens, flooring, paving, paint etc to my standard.

Last year, I sold a house in need of TLC and the buyers had specifically been searching for a house in my area, needing love and going cheap.

The property sites don't have an option to filter for TLC and searching for one is fairly painful (going into each advert, reading blub, checking photos) ... And there is a huge list in some areas.

So - where about a Property24 type site that only lists TLC properties? If I'm specifically looking for a fix me up in Rivonia, I know that every advert will reflect one.

Granted, will need work to get up and running ... But eventually those investors that make money from property, will know where to go. Extra revenue ideas could be added related specifically to renovations or interior design could be added.

Yes / No / Maybe ?

Yes, sounds like a good idea, but you'll need a fair bit of moola in terms of web design and marketing for it to really catch on. So many folks have good ideas, but only want to spend 10k...doomed from the start. With good SEO, marketing, and a well refined site, this could definitely work imo. As an investor I'd be interested in using a site like this.

Tax is a by product of success.
There we go, some sense. If you're concerned about tax when starting a new venture, you should thus be concerned about success, because if you're losing, well, then for the most part you're not paying tax.

Capital gains tax will be your enemy

I wouldn't be buying the houses ... I have no capital. I do, however, look to see which I would buy / fix / sell. There's numerous people like me (albeit with money) that do this - yet there isn't a way for them to easily browse what's out there.

I'd be a Property24 only for investors.

My first step would be to secure one of the large Estate Agents and get them onboard just to have the content. If a Rawson / Aida / Seed / Sothebuys etc have just 5% of their housing in this category, that's a decent amount to start with. But that's the tough part ... meeting and speaking to these guys.

Regarding web design etc etc - there are folks on MyBB that we've discussed in the past and they'd help me as best they can with all that, assuming my side is clean.
