Advice: Selling apartment privately or agent?

Hi

Looking for advice on selling my apartment.

I would prefer to sell privately, what platforms can use? Most common that I have seen is privateproperty, property24 and myroof.
Has anyone used these sites to sell?
How was the experience?

I will use my own lawyer for all the legal stuff.

Or do I go with an agent? What benefits do agents offer? Is it worth it to use an agent?

Any suggestions/ advice is greatly appreciated.

I imagine that the only benefits you gain from the agents are their advertising platforms and the fact that they know how to twist potential buyers arms into buying a place who may have unrealistic expectations of wanting to lowball you on price..

Of course, the big disadvantage is the commission you have to pay them..
 
regarding agent. It was a huge pain and note they aren't there to help you out. They are there to help themselves out.
 
I don't bank with FNB. Bond is through Standardbank.
My wife banks with FNB and we have a FNB business account. Not sure if that would work, will have a look...
 
I've sold loads of properties privately, in all honestly 99% of agents are useless.

Step 1. Clean your home, and take some high quality photos of all rooms etc.

Step 2: draft a detailed write up of the property, try to be as discriptive as possible.

Step 3: advertise on either private property or property 24,or both. Cost a few rand but worth it.

Step 4, once you get inquiries refer them to a desegnated show date. (you don't want to be showing potential buyers properties every day, it can be a full time job).

Step 5: once you have a interested party, get their details and let your lawyer draft up a OTP. Sign OTP, send to lawyer. Done

Step 6: profit
