Another COJ shocker (if you own multiple properties)

So this morning I received my newest rates and taxes. And boy, was I in for a surprise. If you own more than 2 properties, your rates went up, and more than 100%. Drove to COJ, they just smiled and said, time to sell hey! Its crazy what we became! (or rather, how a basic charge is now...

You're not paying Eskom you're paying City power, so not sure what fight you'd want to have with Eskom. They don't provide you with power.

My ohhhh my .... C O J = City of Johannesburg (just to explain to you what COJ means actually).

Its about rates and taxes. Not power. If you own more than 1 residential property in COJ, your rates and taxes on the 2nd property is almost x3 now (what is was in June 2025)

Actually no, the link isnt not unrelated. How are you even seen how stupid it will be to tax owners who invest ?

So JA ... bring it on, let solar taxes rip in! (that is all that I am saying).

Yes it is, you don't pay Eskom, they can bring what ever solar taxes they want. It won't affect you unless City Power decide to do the same.
So ranting and raving about Eskom bringing in solar taxes when you're not supplied by them is unrelated.

One actually. I have a few, but not all accounts are updated yet. So COJ said its more than 2 (but will see how this cookie crumbles).

Going from R6000 to R16000 + (its a jump).

Read carefully and slowly... Eskom is not City Power, Eskom can introduce a tax only on the solar users they supply, they cannot introduce a tax on you, who pay City Power. Right now City Power doesn't have this.
Read the actual articles not the headlines.

If COJ said more than two then that's three or more, but you've contradicted that by saying more than one.

And ps : Just FYI, we have a reseller who supply our estate with lower costing that City Power. And we are almost off the grid also, so I assume we as owners will be even more hit soon!

If you are, it won't be thanks to Eskom, it would be that reseller who supplies your estate. As Eskom doesn't even know you exist.

Well, the full residential market is abuzz with this, looking for implemented rules or discussions.

As the COJ guy told me yesterday face to face : Time to sell!
 
I don't see them mentioning anything about owning multiple properties here?
Are you sure it's not just the usual CoJ stuff up? do you get both bills together? Is the one you're staying at 4% higher and the other one much higher? It's possible they removed the 300 000 buffer from second properties? What does the bill say?

Seems this was introduced in 2024 already, odd you didn't get it happening before. Also looking at it, originally started in 2012 by this poor person

Nope, that is why I went to COJ yesterday, and they explained to me, if you own more than 1 (or whatever), you get taxed more as per rates and taxes.

As per my top posts, going from R1180 to R2325 (this will kill property investment), just my 2c.

Yup apparently they changed this in 2024 Section 15 mrpa or something, on your first property you're exempt of 300k, every property after that you're not :-(
