I work in the city and lived in the northern suburbs for 8 years. Believe me when I say it drains you.
You will probably want to miss traffic, so you will get up at 5 to leave just before 6. Then you will work till 5 and sit in traffic till 6.Your days will easily become 12+ hour days. Traffic to and from town is a mess if you live anywhere close or in Kraaifontein and Brackenfell.

Me and my wife moved to the city a month or so ago and now do not know what to do with my time. I do not have children so getting a Loft apartment was an option in the city center.

I will only ever move back to the Northern suburbs when I decide to buy a house and have kids.

Eish... my hours will probably be flexible probably 6-2 or 6-3 kind of thing but not 100% sure yet... the buses have dedicated lanes though ? or is that just for a portion of the way ?

i live in the northern suburbs, and have for the last 10 years.. it is central to the whole cape area, and easy enough to get to all major routes to take you where you want to go.. i work in town, and the traffic is bad.. from the northern suburbs though, there is no dedicated bus lanes, unless you are in Edgemead.. there are trains and the normal busses.. but, if you will be working those flexi hours, 6 to 3, you will have no issues with traffic, except maybe on a friday afternoon you will hit a little bit coming out of town..

i prefer the northern suburbs to anywhere in the cape area.. it has nice open spaces, pretty suburbs and most of the suburbs are still populated with older houses and apartment blocks, where you actually have space.. unlike these new places springing up, where you are 5cm from a wall every time you turn around.. it is also just about the best value for money for renting/buying in the cape area, if you want to be in a central location..

I recently moved back South because of work, but I spent 3 years living in the Tableview/Parklands area. I have to admit, I do miss it, everything was more convenient and less cramped than down south (Lakeside) and you get far better value for money.

I caught the MyCiti bus for two years into town and then a train to Rondebosch. The busses are generally clean but in peak can get a little cramped (No where near as bad as Metrofail though) I also felt safe on the bus and fell asleep a few times on those cold winter mornings.

As for the wind... It blows everywhere, if you want to avoid it, stay in Jozi :p

I live in Hout Bay with a 2 bedroom cottage for R7150pm. Close to the river there is very little wind. The mountains can provide shelter from the south easter. The Myciti bus in Hout Bay goes to camps bay and then over kloof neck into town, my wife takes it every day and traffic is not a problem on the coast most days. Plus its 1/4 of a the price of petrol not to mention parking in hell(town).

The further south you go, the slower life is. The nothern suberbs feel like jhb to people from the deep south (noordhoek/fishhoek,etc)

If you move to hb, pm me and ill buy you a beer.

Eish - traffic gonna suck a little if you have to commute in. Gardens / Oranjezicht have some nice places to live but it can get pricey very quickly - a lot of people want to live close to the city and avoid traffic and it comes at a cost. Have a look tho, might be lucky and find something. Else I still prefer Southern Suburbs - Rondebosch, Newlands...again it can get a bit expensive compared to some of the houses in Northern Suburbs but south has very close proximity to the CBD, mountains, beaches, Tokai side, Woodstock etc. On a Friday evening it's literally 10 minutes into town on the M3 road.

No Mycity buses in southern suburbs tho :(.

+1 million, if you work in town try to find a place there.

First of all, welcome in Cape Town dude.
Kudos for choosing to be part of a success story.

I semigrated in 2007, rented in a few different parts of the North and ended up buying property in Durbanville about two years ago.
It is in the far North of Cape Town, but I love it to bits and would not want to be anywhere else.

I commuted to the CBD for seven years and ended up trying all kinds of things before quitting a fantastic job.
Two years ago, one had to be on the N1 before 06:00 or after 09:00 to have a somewhat reasonable commute.
It is most probably closer to 05:30 and 09:30 now.


Metrofail is not reliable due to regular cable theft, general incompetence and strikes.
It is also a real challenge to get to a train station when you do not live close to one.
The Business Express is decent and safe, but space is limited and it is a lot more expensive than the regular coaches.
Oh, and if you do end up using standard coaches, expect to become a crime statistic if you travel outside peak times.

The most Northen MyCiti bus station that I know of is at Century City, so you are stuck with Golden Arrow bus service for now.
More reliable than Metrofail, but the busses are overcrowded and you are still stuck in traffic.

Good luck with the move and everything and try your best to organise flexi-hours or remoting.

Some good options mentioned here.. It will be great if you don't need a car and can use the good public transport.

As the guy above said, Southern Suburbs are awesome but then you will need to use a train or the crappy buses. No BRT yet.

Kenilworth resident for 3 years reporting. Moved there from the north(bothasig) and I much prefer the south.

Property size vs price is not so good in the south, but it's great here.lots of nice restaurants and outdoor activities nearby

Nice seems property24 is dead.....

The problem properties that cannot be sold ends up there.

Have a look at the Gumtree property section, it is super busy and up to date.
Alternatively, identify specific areas and have a look at property agency websites.

Little one is still small only 6 months so Schools are not an issue (yet), stay in Paulshof in Jozie..

Belville, Durbanville and Brakenfell North are is more or less the same. Generally good internet, schools, houses etc. Less wind than nearer the sea.

Travelling is not to great into the City but if time is flexible it is manageable. Rail is also an option from there. I am in the South so am not biased.

note the cost of the broadband, granted the view in this specific unit is poor but there are other units that come up occasionally with much better views


the additional cost on the rental will easily be made back by the savings you will get on

* your broadband
* petrol
* time saved not sitting in traffic
* if like me you feel you do not need to leave the City, you won't need a car as well- just about everything is within walking distance.

Just remember your from Joburg. So what we consider to be traffic in the Cape is like a free flowing highway to you ;).

But yeah would recommend you look for a place close to a mycity bus stop. Northern suburbs also tends to be less expensive than locations in the southern suburbs. Way up the odds. Either way you can find some good spots.

Interesting any idea how it is measured, purely time vs distance ?

Never mind I see :

The Traffic Index is a composite index of time consumed in traffic due to job commute, estimation of time consumption dissatisfaction, CO2 consumption estimation in traffic and overall inefficiencies in the traffic system.
