Nothing, you have no ground to stand on. Joys of been in a complex, the Body Corporate is God. Not negotiable. Or Allah if you are Muslim. You get the picture
 
You cannot change the look from outside at a complex. That includes color paint, doors, gates and window frames.
So you not going to win.
Just change back to what the rest have, school fees

They probably have it in rules & regulations if they are insisting on this. Please ask for rules & regulations pdf in any case - it is best to know these things in any case.

They have to have explicit rule stating this. I really haven't seen such clause to be honest, seems too harsh to pass in the AGM/SGM.

Those rules was made many moons ago from experience. You cannot have some clowns come make tappit changes that effects the value of the rest of the complex.
 
only found this out after that they might go 50/50

If you cooperate with them they should be fine to pay half the cost of the new door.

This is standard for a sectional title - since the door is in the midline between your property and common property, it's a shared responsibility. Same with windows.

now that is just being bitchy/kanty/trying their luck - refer back to the BC rules, I am sure there is no such rule, -returning the affected/altered area, to its original state.... they are trying their luck....owners would go crazy, with such unilateral crap in the rules/in the hands of the BC.... I am sure there is a process involved before the above ultimatum gets triggered, usually ask nice, followed up with some assertiveness...last stop would be to involve lawyers... as useful as a well run BC can be...you will always find the personalities in there, are the type you would rather not have around you.

but its the normal front door and its brown

That includes windows, front doors, gates etc

5. (1) The owner or occupier of a section must not, without the trustees' written consent, make a change to the external appearance of the section or any exclusive use area allocated to it unless the change is minor and does not detract from the appearance of the section or the common property.


I would say being the one wooden door in a row of glass doors would not be considered minor.

Also, the BC is well within their rights to take action to rectify the situation if the owner plays hardball, because I guess technically the BC owns the outside of the unit - plus has an obligation to all other owners.

Colour same rules, you arent allowed to deviate from the rules. You can go bos inside the flat, but on the outside you are not allowed to touch anything. Zero, zilch, nothing !!!!

the best run blocks in my experience, generally has a Karen, -never married/divorced, late middle aged , has a disposition to rules , like a Nazi ...always complaining about one and all...But they do provide the highest level of entertainment , going about their important BC business...moved into an apartment, top floor...Green Point, beautiful views...first interaction with the BC's Karen...Me : Good Morning,...., yes...remember this is not the location, you better get some popper curtains up...how the **** she was able to have view of my place, gods only knew. Well, as always...treated the attitude, like I treat the slow in society. Me: When one is greeted, the appropriate response is, not yes... that just shows low breeding... the correct response is , Me : Good..... Karen : Morning... as for the curtains, I prefer my blinds up the whole time, as I enjoy to let my junk swing in the fresh summer air.., can I help you with something else..? -tone of mutual respect was set.....subsequent interactions were way more cordial,...but yeah, it is how you respond, not how you react to a give situation , ....

I hear you , and get why BC can come across as being totally bitchy...but I always believe, it matters how you approach individuals...that sets the tone....and you generally get the outcome you want, without all the drama in between.

but good advice for him for one day when his 320d is worth millions and he can sell and invest in property
 
Many years ago before I decided to not live in Karen kingdoms I also lived in one of them- 'twas my first home so you can kind of understand.
Towards the end, this 70 year old granny Karen decided to go full retard on me, got the cops out etc. So we sold the house and GTFO. Never again. I never did anything wrong, but she felt she needed to protect her from herself and got the SAPS to come to my unit and try and lock me up for disturbing the peace. At the time I was more concerned about trying to get my 9 month old son to eat, but she was being the typical piece of dog excretment she was.

Last I heard she got nailed for stealing funds out of the body corp

yeppp....dislike that sort of attitude...from no matter who...you get someone on a bad day, and a incorrect door issue, explodes into a full out court case...not a year goes by without a BC or HOA being taken to court over silly matters.. that could have be resolved as adults...

Yep it's typical they take an unnecessarily hardline tone and treat you like a child.

Don't take the bait. Take a minute, be completely professional, and it'll probably turn out okay.
 
Where I invest, its wooden frames. But one can have the option to go full aluminum (as it matches the current frames).

For wood, its going 50/50 ... and aluminum ... 100% on the owner.

It should be recorded in the BC rules, what are approved. So before starting a fight, start at that page.
