Many years ago before I decided to not live in Karen kingdoms I also lived in one of them- 'twas my first home so you can kind of understand.
Towards the end, this 70 year old granny Karen decided to go full retard on me, got the cops out etc. So we sold the house and GTFO. Never again. I never did anything wrong, but she felt she needed to protect her from herself and got the SAPS to come to my unit and try and lock me up for disturbing the peace. At the time I was more concerned about trying to get my 9 month old son to eat, but she was being the typical piece of dog excretment she was.

Last I heard she got nailed for stealing funds out of the body corp
my one was a classic. My friend had City Golf Turbo...on one occasion she was stopped by Karen, to ask, why does she not have her car fixed, it causing a noise disturbance...so of course, as a matter of principle...whenever she visited, she would excessively ref her car. Karen would have heated discussions/shouting matches with other residents/owners in the lobby, her preferred catch you off guard territory...sometimes you would delay hitting the lift button, as the entertainment was pure gold...pure gold!
 
You can't change the exterior of your unit without permission of the Trustees, don't even bother fighting, play nice and they should cover 50% of the correct replacement.

School fees for the cost of the wrong door unfortunately.
 
50/50 costs:

In terms of section 3(1)(l) of the Sectional Titles Schemes Management Act (“the STSM Act”), the body corporate must maintain all the common property, which includes the exterior part of any wall, door or window that forms a boundary between a section and common property. In terms of section 13(1)(c) of the STSM Act, the owner must repair and maintain the interior part of any wall, door or window that forms a boundary between a section and common property. Therefore, the expenses (which could include maintenance, repair and replacement costs) in regard to any window or door (including garage doors) in an exterior section wall should be split equally between the owner and body corporate.
 
Just to add, i went through this a while ago at one of my rental units.
They used their contractors to replace the door and added the costs to the levy account.
 
Afaik you have to keep the outside of your place the same as the rest of the units. Where I live we are 5 units. With a HOA. I am the Karen around here.

I initiate maintenance and come up with suggestions to better what we have going here. The house right across from me however werk op my tietspiere.

They leave their toddler to roam the area unsupervised. They don't give a fsck. One day someone is going to reverse or drive over that kid. Yesterday I was washing my bakkie and the kids came and sat on my front doorstep the whole time I was busy and no one was looking for her.

I have a question. How often should one wash your free running carpets? These fscking people wash their carpets every week and they leave them outside their house on the paving to dry for days on end. I don't know hey, maybe they fscking shiit on it or something.
