5) And start looking at solar projects (for common area's). Because estates charge ladder is higher than non sectional titles, it all adds up at the end of the day
If you are capable enough to do 5), then also consider an in depth look at your tariff.
Likely you can save 20-30% on the whole estates bills by managing / changing the tariff.
And no Managing Agents haven't got the slightest clue when it comes to utilities.

That isn't a bad idea, from when living in a complex, the lighting, gate and electric fence was all hooked up to a massive inverter set already, all they needed to do was add solar panels, but sadly they wasted so much money on the batteries and the install.
The guy really screwed them on that, it hardly worked properly that it couldn't power the gate during load shedding.

Please elaborate on this a bit more?

How do I do this?

One complex I own a property the trustees buggered up so bad that one year the levy had to be doubled to avoid bankruptcy. Needless to say the owners went ballistic and we never struggled with a quorum again.

This year I am going to do this, I am going to send the notice out and say there will be a FAT special levy, see if I can get their attention

Get your bills together... Check if they are billing you right, see what other options there are. See if the developer told the city it is 100 different units not 1 massive supply etc...

Then there is cracking down on the common area usage...

The main gains are for aggregated supplies. I.e. where Eskom/city is billing the whole estate and inside the estate it is being resold via prepaid or bills... So often across an estate you can pay "commercial rates".
In CoCT this means paying R1.60/kWh rather than R2.40/R2.70. albeit with a R2000/month fixed charge, but split across many apartments that disappears (and the common area may have to pay that ANYWAY!). And there's EVEN more saving if you are comfortable with the complexity of paying a Time of Use tariff -- blended across normal usage often cheaper.

Or rather than trying to learn and mess it up yourself, employ experts like me ;)
