Next to the post box.
So I'm looking to buying a house of about 200 square meters.

How much would the construction cost? Where do I find good, reliable construction company?
 
That all depends...

Roughly Building costs, (EXCLUDING LAND) are about R5000 - R15000 per sqm depending on quality of finishes for an average to slightly above average home.

So a 200sqm home will cost you anywhere between R1m and R3m to build

Eish, now thats a rather huge difference! No wonder they underestimate all the big construction costs all the time.
And 200sqm isn't actually that big. Building doesn't seem worth it!

... cept you get what YOU want.

But R1.5m for 200sqm doesn't sound unreasonble?
 
Its like being a first time director on a big budget movie.
Its make or break.
 
Realistically for the size home you should look around R5500 per square meter.

We are building a +-470 square meter house now, with luxury finishes. For around R7000 per square meter.

Atm its cheaper to buy than build, due to the slow property market.

The cost is around 25% more than the maximum amount that you have budgeted for - after all quotes are in ... :o

We built 3 years ago, using a contractor recommended by our architect. He quoted a labour and management cost, and estimated material costs. We bought most fittings ourselves at way under his quotes, and compared prices on all other materials.

The building came in on budget and on time.

I would personally recommend going through an architect, as they have the contacts. We chose our contractor from four that quoted. You also have an arbitrator if there are any problems.
 
We added a part to our house and all the shyt that just goes wrong is unbelievable,my dad once made me stay in the roof the whole day just doing wiring....johhh my back + all my mom does is moan moan moan + the freakin builder just buys like a million spare parts or parts that don't even fit...arrggg I swear I aged 10 years and my dad 20.(Not to mention the fark ups these idiots can make).
