Building plans - as built

Hi all

I am wondering if anybody can point me in the right direction. I have received a notice from the municipality that some of the building works on my property are not as per the plans the municipality has on record. I bought the house around 3 years ago. If I go on Google streetview it has been like this since at least 2009.

So according to the notice I need to have plans drawn up, submit them to the municipality and have them approved or risk demoltion as per the notice :laugh:

Has anybody been through this? Or have any idea where I can start? I will go visit the municipality tomorrow and try and get the latest plans that they have on record.

Additionally does anybody have a contact with someone I can get hold of to have the plans done should it be necessary? I am in Boksburg, Gauteng.

I can see this is going to cost a fortune and recovering from covid salary cuts and bla bla bla it is money I don't have.

Well I. Just had some plans drawn up a few weeks ago for alterations, R10k. Granted the drawings was still the original handdrawn yellowed blueprints so had to digitize it all

completely out of interist. How did you receive the notification? Did they visit and inspect? Did you receive it in the post? Did neighbors complain?

What a joke....
neighbours down the road from me musyt have about 100 tin shacks/mokhukhus on their 2000m2 property...I wonder if they have planning permission...:cautious:

My wife saw a person taking photographs at the front of the house and questioned him last week. He then identified himself as being from the municipality and stated this was an issue.

I then received the notice hand delivered by the municipality this morning.

I have no idea if it is from a neighbor complaining. The house next door has just been sold so could be... But it has definitely been like this for over a decade.
 
This happened to friends of mine.
The plans he was shown when he bought the house included the alterations, and they were approved by the municipality, but somehow those changes did not reflect later on the plans that are at the municipality. Turns out there was a mother of a screw up at the municipality and several people who's plans had been approved over a period of 2 years had to be re-submitted.
Fortunately for him the plans that were provided to him by the seller were in fact complete and he just re-submitted them.
So you should be able to do the same?

Unfortunately I don't have plans for the house :( Big mistake when I bought that is now biting me in the ass...

It's only a problem the day they sell or the new buyer, such as OP, did not do their homework. So many tend not to think about it, and they know agent are snakes and will find a buyer that is ignorant.
 
Yeah it really is on me. I take it on the chin.

I was young, dumb and a first time buyer!
Look, the chances they will not demolish is 99%. They don't have the money for it. So just get a drafty to draw it in for you and take it to them. If they complain there is really not much they can do besides quack like a duck.
 
Yap. Very big mistake. Put pressure on the agents and check the OTP. However, good luck, I'm sure it's full of snake oil.
3 years ago. To late for that now.

Just get the plans from muni do the alterations. It should not be a real problem unless you have something really dodgy on the property border were it's not supposed to be.

Yeah, almost stepped in the sherbert myself long ago.

Just get the as-is plan and do the alterations, should be relatively painless, unless it is another floor was added or your house is against a steep hill, then you might also need engineering input, now that is going to cost a bit.
 
How complex are the changes and how big?
Seems a single garage became a double garage, there is a covered patio I am not sure about and possibly a bathroom that was added on the to master bedroom.

It's quite some time ago. @zerocool2009 ,does OP still have a chance or not really?

Cant you just draw on the existing plans and hand it back to them for approval. Doesn't sound like major stuff.

How and why?

Some karen causing kak or what? I mean the council doesn't go around looking at houses and issuing these notices as a general matter of course.
