CPT S. Suburbs - where to live

What are the good suburbs to live in..? Not necessarily the expensive areas, more like, value for money, safe (as safe as one can reasonably expect in CPT), leafy green with good primary schools in vicinity..

I know the N. Suburbs, been living here for 20 years.. The south, not so much..

Need to move to something bigger and thought I would entertain the idea of looking at the South while I am looking..
 
Rondebosch East (esp if you like bumping into any Muslim bumchums), Wynberg, Plumstead. My top 3 "value" S.Burbs recommendations.

Honourable mentions: Crawford, Wetton, Ottery,

You'll stop looking when you see the prices and decide to stay in the North.

Yes, this much I had an idea of through hear say and casual browsing but, I thought I would at least put in some effort and actually see for myself if it's that much of a difference or if maybe there are some houses that might just make the cut..
 
Consider leaving CT if your situation allows. 10x quality of life to be had for 0.1x the cost. There's tons of places in WC

I am open to suggestions, though a hard requirement is rock solid, fast internet connection.. both the wife and I work from home and have video meetings just about daily.. also must have primary school/crèche..

The few places I have checked, wasn't really that much cheaper than CPT for the same thing..
 
Depends on your budget? Decent areas are bergvliet, meadowridge, tokai, rondebosch, claremont, wynberg upper. All starting around 3-4 million for a fixer upper 3 bedroom or small erf place. Over 6 mill you can look at newlands, claremont upper, constantia etc. I didn't recommend any further south as it then gets tricky if you work in the cbd etc.

If you mostly WFH and don't have to travel daily into town, have a look at Somerset west.
 
Value for money in the S/S? Sweet Valley, Meadowridge, Bergvliet, Tokai, Steenberg Estate might as well pop the mountain and look at San Michelle, Lake Michelle, Chapmans Peak Estate

My journey

Belgravia - Mitchell's Plain - Kew Town - Bokaap - Eerster River - Macassar - Strand - Somerset West.

Next move would definitely be more further away than moving closer to CPT and beyond Baden Powell

The Somerset West move was the best of the lot, and the biggest property. First move in that list that was my own choice was the move to bokaap when I got married.

Prices are however increasing still on this side. Strand and Gordon's bay might be a bit cheaper than Somerset West but fibre is rolled out in most of the suburbs here. My fibre line has never gone down during any of the load shedding stages.
 
What about the far south? I haven’t been that way for at least 10 years, so I don’t know what it’s like now, but I always liked Simons Town, Kalk Bay, Fish Hoek, Scarborough, etc. Feels small-towny, by the sea, while still being close enough to drive to town if you need to.

It was the opposite for us - stayed in the South (close to Tokai) for 5 years but moved to the North now. Bigger/wider streets, bigger houses for less money, less people in general and wider open spaces. I love the South, and specifically miss being close to that side of the mountain with all the awesome hikes - but it felt very cramped. That being said if I were you I would look at Noordhoek or maybe Bergvliet, but be prepared to pay!

Sewer plant within view, that stank for a year up till recently, as council didn't maintain ****. Literally.
I'm a bit higher up the mountain, and much further away, and even we could smell that if the wind wasn't blowing right.

The peninsula is nice but far from work, I think it seen an upswing in population since the pandemic but there are still good prices that side.
