The bliksemming might be turned on the house owner. There's clearly some disrespect here is the intruder keeps returning. That's why I suggest record him, see if you measure up otherwise call in a few buddies if he looks like he can sort you out instead.

my brother-in-law had people climbing over his wall regularly. he bought a ranger camera online (iwarehouse i think) and it sends him an sms when there's movement. not cheap though - somewhere around R4 000.
