How old is the home loan? And with who? It's very rare to get a new one that isn't an access bond.

I can't have access on my bond due to circumstances beyond my control so any extra I am paying in is gone gone gone!

This. 10% odd right there guaranteed. Only Tyme Bank can get reasonably close to matching that.

Only up to R100k though good place for emergency/holiday funds. Otherwise, sticking it in the HL is probably best

Not a Flexi bond sadly. It has become one now though so will see what’s why with that.
