Developers bringing the slums to your doorstep

Has anybody else noticed the surge in property developers bringing slums to your doorstep :(

OK there's a housing shortage but jeez, these badly built, tiny cheap apartments are an eyesore. One particular developer has built 3 buildings next to one another and are advertising:

48 sq metre unit - 2 x bedroom, bathroom, kitchen, lounge area not to forget a carport. R6 000 p.m. One visitors' bay per 3 units. The road is lined with vehicles every evening because there's clearly not enough parking provided.

They are now encroaching into the side roads and offered a young couple who have just moved in "one offer and only one". If the offer is not accepted they "will build on 3 sides of the house and won't be interested in buying it in the future".

The infrastructure is collapsing in our suburb and we have frequent water and electricity cuts, but undaunted these bullies are bulldozing through the area

Grrrrrrrrrrrrr.
 
Yeah developers target the easy money, low cost housing for the masses, conveniently located in established suburbs.
 
Many residents in Fourways have objected to new developments going up because the roads cannot handle the influx of traffic. You do have a say, but someone needs to watch for the notices and arrange the community to speak up.
 
The same is happening in Randpark Ridge. Renico changed the plans to something like 500+ new units to be built (also these miniscule 50-odd square m units), from the original 120 or so. Rumour has it that the permits were not / are not all in order, environmental impact studies were not done, etc. Concerns were raised, Renico simply ignored everyone.

No way the current infrastructure can handle the new additions. And I do mean ALL infrastructure: roads, water, sewage and electricity. Fun times ahead!

All around us as well, traffic nightmares cause 1 open plot of land now has 10 to 100 to 1000 or more tiny houses built on it but all they do to upgrade the road is put a couple of speedbumps and a traffic circle up.

in fact, they destroyed one road over a year ago, it's still not fixed. Just a big hole excavated in the road.

These low cost security estates are popping up all over the area we stay in. Just now there is one being built we pass every day, goes for I think R 650k and the size of a shoe box (3 bedroom nogal :D) sq meter is probably the same size as a bachelor flat...

Edit: Astro beat me to it. we talking about the same place/s :D

Would hardly call that a slum though. 650k is a lot of money for most people.

I can understand the argument about increased traffic, and the supporting infrastructure not being upgraded accordingly.

But to label it a slum just because you consider yourself above those who choose to stay in an apartment? Well then move to a more prestigious fscking area if you're such a larnie (not you Pitbull, collective 'you')...

It's not a snobbish comment though, it's really rubbish houses for that amount of money. But I see your point also.

My shoebox is 80sqm for a 2 x bed, 2 x bath and it's a perfectly fine size even if I had to have a child. Sorry for bringing my slum to your little paradise...
 
You dont' wanna see the south, winchester hills? Bosonia? when you come along the highway up to xavier on the left. then also Ruimsig along hendrik Potgieter.. OMG. Shoebox city.

A studio is 25-35sqm as of late. Where have you seen a studio bigger than this?

1mil+ for 85sqm is pushing people to go for "shoe boxes" as you call them. Either buy now at what you can afford or rent as rent and house prices keep going up.

Edit : I konw because I've been house-hunting for 2+ years now. Nottinghill (in Ferndale) started at R500k for the 2bed+2bath units a couple years back. They are 900k now. That's 65sqm.

Calling it a slum is not fair. They however do reduce the value of surrounding properties and bring a host of other issues to the area.

Why you no look for free standing? I know they aren't the flavour of the month so you'd get a decent size for as opposed to tiny. Is security what you worry about? If so, that's understandable.

Yea one of the many areas affected.

My drive from home to work used to be about 75% through plot areas. Now it's matchbox housing from about 8km's out.
