electrical clearance certificate - purchasing property

guys,

those in the know, regarding the attachment, is it in any legal way possible that a valid electrical clearance certificate could have been issued for the property..? puzzling.jpg

and if so, is the seller in breach of the contract of sale which explicitly states a valid electrical clearance certificate needs to be supplied to the purchaser..? and any legal recourse if this is the case..?

You can request a copy of the COC from the transfer attorney. A bank will not initiate a bond without it, nor can registration take place.

So either the issuer made a mistake or that ducting is somehow compliant.

i would honestly ***** bricks and p!ss cement and build a wall from it if that ducting is compliant.. i am not an expert in this field, but my logic is just saying this cant be legal...

Then it's probably legal.

Even if 220v it's probably legal as there are no open contacts.

Assuming you opened the ducting for the picture and it wasn't opened.

Also you should have receive the certificates on transfer.

If you are worried chat to your attorney and let them query it with the electrician.

Was it open or did you open it?

that ducting is standard trunking that you would generally chuck up against a wall to run cables in and hide them away.. it has a cover that pops open and close for ease of access.. the type you get at hardware stores.. we use it at work to run network cables in..

It's covered so not really a problem.

So I believe it's fine.
