*help requested* QoS on Zyxel VMG1312-B10D

Hi

I urgently need help setting up QoS for gaming on my home network.

I have 10mb fibre line at home, which i share with someone renting from me.

When he's home my net becomes unusable, my dota 2 ping goes to 3000+, Pubg also unplayable.

Could anyone help me please setup my router for QoS so that i can enjoy my games while he masturbates or w.e it is he's doing which makes the internet unusable.

I can hardly make out anything on those screenshots, but if you can just find an option to limit the bandwidth for specific IPs/devices and limit it that way. I find QoS on cheap consumer routers don't really do much to help.
