Home loan denied

If the ASA can tell ISPs to remove "broadband" from their advertising, they should also tell banks to remove "service", and pictures of mythical "bank managers"

The bank managers are the worst. I spoke telephonically to a clerk (or whatever her designation was) and when she could not assist, I told her to call the manager. He came on, tried to protect his mediocre employee and when it did not work, he gave the phone back to her without so much as an apology.

No backbone, no inkling of how you ought to treat a customer.

You need to visit woolies and explain the situation to them, preferably in writing. Ask them to update your credit record on ITC. Also request from them a letter explaining the situation and confirmation that your ITC record is clear and will be updated. take this back to ABSA and hopefully they will sort you out.

Im olso in the process of moving from Standard to FNB.

Few companies I'd praise in South Africa, if any - but FNB genuinely try really hard.

Nedbank is easily the worst.

Go to another bank. ABSA are still being particularly moronic about lending. And once you have your loan from a better bank let ABSA management know they have lost another customer due to their backward lending practices.

If i am not mistaken the % of the loan the bank is offering is normally tied to the value of the property as well. They will not give you a 100% loan if the property you are buying is being sold above market value.
It has to do with their lending policies, nothing more. ABSA in particular have held off longer than the others in returning to offering at least 90% loans.

But ABSA cant do anything about the woolies bill, the NCA prevents them from giving the loan.
It has nothing to do with the NCA.

Just drop a mention of FNB's "offer" with your next attempt with ABSA, and see the guy scurry to get the boss to approve your loan. Esp if you mention moving banks altogether.

Standard Bank had no issue at all when I closed my 20 year old account. Not even an "Are you sure?".

I still have a homeloan at blapsa.
How much would it cost to move it to FNB?

A few years back I tried to move my bond from Absa to FNB. I completed all the forms and sent them off. My bond was approved but at less than HALF of what I had at Absa. When I asked to see their calculations I noticed that they used my current bond payments as an expense. When I pointed this out to the bond clerk he refused to answer any of my emails. I sent the enquiry to the bank manager and to this day I have never received a reply.

Conclusion: All banks are crap.

Funny enough, Absa contacted me 2 months later and offered to up my bond by R 600 000.00!

Jip. I moved to FNB from Absa. Best move ever.
Their service is miles ahead and more affordable too.

Me too. I have never hated any SA based company like I hate ABSA.

Twice over a period of 7 years they tried to bill me for annual card fees and account charges on a credit card that had been closed with them (I have a letter from them stating it was closed)
FNB is awesome though and I have never had a single problem with them. Always bank with the same bank that holds your bond, it just makes life easier.

Don`t know whether to laugh, cry, or bang my head through the wall.

Absa denied my home loan application...
Apparently i`m in arrears with a woolworths account.
Which I settled 5 years ago
The amount apparently now owed is R20

I just bought myself a house (move end of this month), with the help of FNB. Absa is the worst bank. And I bank with both. Surprisingly Nedbank and Standard Bank offered me a better interest rate and loan amount than Absa.

Because I bank with FNB (and because my mother in law works for Ooba), I was able to push / request the interest a little lower.

And I say all this without hardly having any credit history. Seriously I dont have any clothing accounts etc, just a credit card. All in all I got no debt. So I think you have been swindled by the system.

That all said. Get this Woolies nonsense sorted out, and then try other banks (In fact try them all).
