Home OTP - expire ?

Yea I'm not happy.

But on the other side, I can invest, get a better return and never have to deal with tenants or rentals agents again.

They've all made me grey...
 
FYI - There is no such thing as a standard commission.

I have a property on the market at the moment with an agent, and they're getting 3.5%
Its a hot area, and I basically had 3 or 4 agents wanting the property. The first ones came in at 6% which I laughed at.

Beat them down to 3.5%, which is probably as low as I'll get.

There is no reason to pay 5% or similar, other than being a sheep, and accepting what they tell you.
There is usually more than one broker in an area, get them to fight for your business.

Ok, just so that I understand this..

You were offered R1.69m on the property? I would have told Rawson they can drop their commission to R90k, and you will take R1.6m out... For R10k they wouldn't have walked away from the deal...

Yea - you understand.

I should have done that ; but it'd also be me walking away from the deal if they play hard ass? I probably made a dumb call and 'gave away' a house and money I didn't need to :/

But, I just want to look forward

Harder than you think, took over a year to sell our place and was eventually done by an agent. Went the private route and got burnt twice by people backing out, they also cost me as I was charged by the lawyers for them and relevant documentation.

Lesson learned, next time, buyer must deposit small amount to cover any legal fees if they back out.

Fair enough, it isn't just R10k and you're rid of a pain in your ass...

All in all, you got near as damnit to what you wanted so its mostly a win :)
 
Yea, mostly a win.

Though this is my first ever property sold and I understand why people lump estate agents in the same category as car salesman. Yes, it was only R10,000 - but the principal bugs me. She's actually lucky I had my family to tell me chill and accept.
