hi,

I am looking for a rough estimate here.

I have a flat, 2 bed, 2 bath, lounge and kitchen 80sqm in total. The current tenants have moved out and now I need to figure out if I should sell or rent, as is or repaint....

If I am to repaint, is there anyone that can give me a rough idea of how much its going to cost using an average quality paint? Its been over 10 years since I have painted and the price of materials has jumped since then.

Bath can be 2.5 litre mould free- lead free paint fire and earth r285 builder so estimate r1500 ex paint brushes and labour or do it yourself not including ceiling paint thats r389 on top as well..
 
Work out wall sqm

Go to builders look at coverage of paint and calculate how many litres you need

Then see how much that costs factoring in some waste

Add rollers brushes floor sheets

Sand paper

Is fire and earth any good? Also want to paint but have ALWAYS used dulux or plascon.. Looking for cheaper as times are tough.. But don't wanna compromise on quality and don't want to have to paint for at least another 5 years.. What would be the equivalent of the double velvet in the fire and earth range.. Must be washable and low sheen
 
Rough idea about R3k. That is if you get a painter to do the work, not a company. Be very careful and get one you know or that some referred to you.
Firstly depending on where you stay, try to stay away from Builders, they are a rip off.
Secondly after 10 years you should paint the ceilings also, otherwise you will have shiny wall with ugly ceilings.
So ceiling paint you use cheap non washable white paint, good paint will have a shine/reflection from the lights which looks bad and are distracting.
I will suggest buying 20L for both ceiling and walls. As soon as you buy more than two 5L paints then the price will become close to a 20l price.
Paint the house walls all the same colour. If you going to sell, paint everything white it will make it look bigger. If rent, paint with a light grey or cream/brown shade that will show dirt less.
Never go mix a colour paint at the shop, they can be up to double the price. Buy a standard colour from the shelve.
If you in Gauteng and near a Chamberlains go buy there. Ceiling get 20l white house brand 201. It will be around R700. For walls 20l Chamber Velvet. Will be around R1300.
Painter for 2 days R700-R900. He should have his own tools, you probably just need to buy Polyfilla, drop sheet and acrylic sealant.
The most important part of this exercise will be the painter. If you have not painted a lot yourself, do not do it yourself. If you get one, get a good one with referrals. If you see a painter going straight for the paint, chase him away. A good painter will spend the first few hours on fixing and preparing the walls and ceiling

I used F&E on the exterior of my house and was very impressed with the coverage and how good it lasts. (10yrs ago)

I paint houses daily.
Good quality interior paint with acrylic should cost around R1600 to R1800/20L.

Ignore what paint salesmen tell you ~ they don't know paint, you'll get, maximum, 3 or 4m2/L per coat if you are not changing colour.

I charge, to paint interior ceilings and walls, around R108/m2 of surface area.

But then we use good paint and do top class preparation.

I only use Prominent Paints.
For interior walls I use their Select Sheen.

Most of the paint at Builders is cheap crap.

Buy the best quality paint you can afford.

Stick to the known brands.

Builders is currently running a special for the same paint for R 1,200 per 20L.

I think you're way ahead of time with whatever pricing you're have in mind or referring to.

Yes Polvin is not a good quality paint. I would only put that on a ceiling

Ill say it again Op, I've done this numerous times.. either renting out or sale..

1.Dnt overspend on high end paint ,,clients only want to see that's it painted fresh, Neat and good looking...
if selling, paint white walls makes rooms look big as another OP said. Or little bit of colour maybe in thing now is light grey ...
Why not spend much?Because tenants will mess up your walls either way even if they good tenants...If selling its dnt spend on paint because the new owners might change colours hence white..

7..Contractors will also get builders guys and charge you alot...

Price estimate r4000 all in ....paint and labour...

I wouldn't use Polvin on interior walls.

I was referring to quality interior paint, like Plascon Double Velvet or Dulux Luxurious Silk

Good advise if selling a low end house or if for tenants, as you mentioned.

Horrible advice if it's your own house or an investment property.
 
A dwelling of 80 squares will take 20l if one coat, no colour change, and no ceilings.

Premium quality paint costs between R1100 and R1600 per 20l, depending on where you buy it from. Sometimes there are specials for R950.

Premium quality paint (and intermediate quality) will require only 1 coat, if not changing colour. This means less labour costs, cheaper paint is usually water thin, so 3-4 coats are sometimes necessary for adequate coverage of cheap paint.

Explore alternatives, Excelsior paints makes some excellent alternatives that are SABS certified. They will also come out to your home, grab a sample and have it colour matched for you.

Make sure that your painter either supplies his own brushes, or supervise the brush / roller washing. Alternatively, if only one colour or type, use large ziplock bags between days, and only wash after the job is finished.

Time-wise, budget for 3 days for an experienced and quick worker, no furniture to be moved, no ceilings. Experienced painters do not spend 2 days masking and 300 rolls of masking tape, they know how to paint. A beginner / unskilled one will, and will cost you. Rather get a experienced one.

Paint surface needs to be clean and not flaky. Flaky / powdery / water bubbles needs to be scraped, sanded, bonded, plastered and primed. Budget timewise for this.

If you have cracks and other repairs, make sure that they are prepped correctly. Not just Polyfilla, cracks will require widening and in some instances, reinforcement with chicken wire, and the use of a chemically bonded plaster.

Make sure that your prep is done correctly, otherwise you will repeat it in in 9-12 months.
