Lease Agreement Late Payment

I have a tenant who has signed the lease agreement. But 3 times in a row she has not paid. What can I do?

You can Google/AI the procedure to follow and the wording for letters etc but after one month of no payment is made after following procedure, best is to just send a builder to go there with spare keys and say “urgent maintenance”. Then proceed to remove all entrance doors to the house and disable the electricity connection.

Are you saying that she paid late, 3x in a row, or that she has not paid you anything since March 2026?
Either way, if the contract does not stipulate a late-payment fine, raise a case at the rental housing tribunal. Make a big fuss about it. Remember that with tenants. the one who shouts loudest gets paid first.

If I am in your shoes, I would first ask the past 3 months bank statements.

That clearly indicates on what she spends her money, and if she still can afford it.

Then, have a polite visit with a plan, and a document the path forward, and how will she catch up the past 3 months

If she gives you grief, call it a day, and tell her she must be out month end
