Yup, and this ain't no cheap rental either, so the owner lost a shyte load of money plus the costs for eviction.

The squatter has probably moved onto the next victim (and she has very good taste in houses!!!)

I can only assume she moved in with family while trying to find another place.
While I feel sorry for the family member(s), I hope that the by then ex-landlord blacklisted her the day after she was moved out.

mail I received from rentshield today after I raised concerns about the tenant effectively sabotaging viewings and therefore compromising my attempts to find a suitable tenant.

if indeed rentshield pays me out again the 1st July, I would effectively be in a surplus with the insurance product

"Please bear in mind that should we be unable to secure a tenant by the 1st of July, I will pay another claim out to you and we will bill the tenant. I have a sneaking suspicion that he hasn't found a place to move to hence him delaying the process. I am ready for this though. Should he not vacate, the file will be handed over immediately for submission to the court to have him removed as he was given more than sufficient notice to vacate. Either way, we have your back and you will not be out of pocket.

Rentshield certainly sounds good by your feedback. What do they charge, 10%? Then you'll need to do a private let as an agency would want 10% too.

So as the old tenant is leaving, new tenants cannot view the place to see if they are interested in living there?

he is trolling, he has a habit of just jumping in from nowhere and commenting randomly

yup they charge 10%, an agency does very little for their 10% and when things go wrong they leave you with the problem

in terms of the rental management itself, I've had to do very little myself in any event.

I remember when I looked at what Remax did with their 8% management fee. They will pretty much send a couple of letters, and if the tenant still doesn't pay it's your problem.
Rent shield seems worth it though.

I must admit I may have got that wrong - I thought it was about the landlord wanting to view the property himself.

My mom and her husband going through getting evicted at the moment. But they are doing it the "right way"

I just received an email from Rentshield that they intend starting eviction proceedings.

the sad thing is that I get calls from people seeking references, and I just tell them he has defaulted on this month's rent, that in no way helps his cause to find a new place so he really is stuck between a rock and a hard place

Hopefully the tenant won't trash the place before eviction leaving more damages than Rentshield covers.

I'm actually hoping he trashes the place, he will feel a lot of pain from Rentshield, they seem to be taking the matter very personally.

Not to mention he will be listed for the default and things will become dark very quickly for him.

once he is listed, it will be difficult for him to get credit, and given that he hasn't found a place yet most likely due to my negative reference, if he does find a landlord I doubt it will be one that will give him a good property or service.

I have been following the ads on gumtree and theres nothing available to accommodate a family of that size at a "reasonable" price in the area and surrounds. In the week I got a call from a lady with a property in Bellville, and he works in Westlake.

how exactly have I given him bad service, I spent in excess of R60 000 on the property since he moved in two years ago and this whole situation started when I wanted to do a property inspection to identify areas of potential maintenance. Every maintenance issue he raised was dealt with within a 48 hour period.

Rentshield have been around for atleast 3 years already, if not longer.
