One of the houses that our landlady owns, we drive past it daily.

A few tenants ago, 15 cars and 5 tents in the garden.

Now it's about 7 cars and 3 tow trucks at any one time.

Hectic!! Her milkshake

okay the tenant replied today, he is seeking advice so we will wait on that

interesting that he says I describe them as bad tenants, when all that I said was that his wife described me as dishonest.

Maybe he's here and been reading your thread...

He has probably realised that rent is expensive, and couldn't find a suitable property for the same rent amount.

okay the tenant has taken another pot shot and short paid the rent and did not pay the utility bill, no notice or explanation was provided however he did say he would settle it the end of this month.

Nevertheless I notified the insurance this morning and they are now processing the difference. Any utility bill amount outstanding once he vacates will be settled together with any other potential damages.

My widowed neighbour asked me to go with her to view her rental house in Goodwood as the tenant had complained about the windows. There was no-one there when we arrived. Looking through the living room window, there was a motor-cycle in pieces on the carpet, no plastic down or anything, big pool of oil.

To put it mildly, neighbour was disappointed

Not much at this stage. Whatever the tenant might have felt aggrieved about before became inconsequential when he made the huge mistake of paying the rent short.

Anyway I will be issuing a formal notice this week and then do a viewing the weekend.

Aside from the very random derailment earlier on this thread is both interesting and informative. Fully support your actions Saturnz and think getting rid of them is a wise decision. A lot of red flags around. Only potential valid complaint they have is your stuff in the garage but that is really nitpicking.

this is my clause for viewings

The Tenant shall give the Landlord or Agent access to the Premises at all reasonable times on 24 (twenty four) hours notice during the Lease Period or any Renewal Period, for the purpose of showing interested third parties
the Premises

In the notice I stated I intend to do viewings this Saturday and the next, and will inform him as per the lease of further viewings if required.

The tenant has now come back and stated without reason Saturdays are unreasonable and a more convenient time would be between 12 and 3pm on Mondays and Fridays. Note that this tenant came to view my property on a Saturday.

As I understand things it is industry practice to do viewings for standalone rental properties on weekends and not on afternoons during the week.

update: municipal bill and rental payments are up to date at this point

I'm not going to go into much detail but my risks are still covered as such.

The one disadvantage i have found with Rentshield's no deposit policy , should the tenant invoke the CPA 20 day cancellation notice , you have 30 days to find a tenant with no financial liability / penalty to the tenant.

The CPA basically invalidates lease terms longer than one month. 12-month contract? No, it's not. Along with the RHA, the "standard lease" is virtually unenforceable and might as well be reduced to one sentence: "read the Acts and sign on the dotted line".

The solution is bigger rent increases for bad tenants, lower ones for good tenants. If you don't get to make binding arrangements or charge contingent fees, you make up the expected cost in rent.

Sucks for good tenants mistaken for bad, but that's par for the course. Regulations usually do the opposite of what they say on the tin.
