okay let me feed the trolls

First point, I redid a bathroom when they had just moved in two years ago, apparently there has never been hot water available.

This is one of 3 bathrooms by the way, and I was not made aware of this issue by email or otherwise even when the lease was renewed. Also why would I not act on it when I spent a pretty penny doing the whole thing and the contractor's workshop is a few hundred meters away from my house?

I replaced the geyser last year after the renewal of the lease and I had a small issue with the geyser at the beginning of this month, both issues resolved the same day. Never was the hot water in the bathroom mentioned by the tenant even though I was attending to issues raised by them. Here is the communication with respect to the last issue with the geyser.

I trust that you are well. I just notice this morning that the water in the geyser was not getting hot. Yesterday during the day my wife said that the water was not very hot. On Friday night about 11:00am the electricity in about 4 x streets went out until Saturday midday. When I phoned the electricity department on Saturday morning I found out that the electricity cables were stolen which affected some of the streets. Now I am not sure if this had any bearing on the geyser or switch. When I lived in the previous house in the Marina we also had cable theft which resulted in residence appliances that were blown including my fridge and mains switches. In saying this i cannot say definitely that this is the problem. I just phoned my wife and the water is still cold. Could you please see if someone could come out and have a look at this.

Second point, I initially rented the property to them excluding the garage. I still own a few cars and quite a bit of spares that are currently stored at a workshop. My storage at the workshop at the time was uncertain so I was unwilling to rent the garage ,they understood this. However they kept asking me to accomodate them so I eventually agreed to rent the garage at the renewal of the lease last year.

In renting the garage I electrified the garage doors at my expense (R13 000). The wife is complaining that the 4th access point to the garage is blocked. The fourth access point has always been blocked as it requires steps to be installed since its 1m above ground (due to the property being on a hill). I can't see how this 4th access point is such a huge inconvenience and why was it not raised previously as an issue? I could paste the email the tenant sent me thanking me for my speedy action in making the garage available too.

Third point, I still have some items in the garage, two floor jacks, a water jet and a vaccuum cleaner. The wife wants to charge me R250 storage (a unilateral charge deducted from the rent that I did not agree to). The items take up 2m2 in a 40m2 garage that I'm charging R1000 for.

And the final point, I was supposed to visit the site in December already, however on 4 seperate occassions in email the husband stated reasons for delaying the visit. I did not take note of this at the time, but upon review the husband does mention "family tensions" in one mail. Anyway acccording to the wife the delay in the visit is solely my fault.

In response to the first two points I told them I was not aware of the issues but they claimed I was and on that basis denied me access to the property. I reminded them that the reason I was on site was to attend to maintenance issues (I gave them two weeks notice of this) but this just seemed to escalate things (with further insults and threats from the wife!?) It was at that point I just left.

I've been told by a friend its likely that they simply cannot afford to stay there any longer (rent will be going up R1200 in July), and possibly looking for an excuse to leave. This is consistent with the wife's threat to withhold rental payments and her suggestions that I'm overcharging them but I simply can't see them finding a place for cheaper with no deposit required.

Sounds like your tenant is subletting hence not agreeing to the site visit.
Experienced this at a couple of properties.

I'm past worrying over the details, to me they simply have to leave.

My insurance product should cover my risks in terms of possible damages to the property, income lost and legal fees so I'm not too stressed at this point.

I'm also confident I will find another tenant quite soon.

Yeh, just get rid of them. Waste of time and money and effectively making their problems yours.

Any updates on this? Curious to hear how it's all going down

Rent is due tomorrow and there was a verbal threat made to stop paying it, other than that I don't expect much to happen until May when I issue the formal notice.

I was going to do maintenance on the property but I will wait for the new tenants.

Personally I'm hoping the rent doesn't get paid, then they are immediately in breach and I can issue 30 days notice as per the agreement.

Certainly a interesting development. I do agree with OP they do appear to be tenants from hell.

Yea look I've been a tenant for many years (lost count, think I'm at 12 or 14 years now) and I'm on saturnz side here. I go out of my way to be helpful, I fix and upgrade as I can, the owner gets the materials bill from me and I pay our do the rest. What I can't do myself I ask. She sorts it out. I do more than my part because she has always done more than her part and I know other tenants do not get the same that I do but I mean it's a give and take.

okay the tenant has settled the rent in full which suggests he has read the email

I won't say the tenant is from hell, its just that if the tenant feels this strongly about the landlord, then they should seek a different landlord especially if they are unwilling to co-operate in resolving whatever issues they have. This is a simple business decision where I need to manage my risk appropriately.

I had one who sold drugs from the house, a more recent one had a big tiff with his wife, when he got home his suitcases were on the lawn, there was much shouting and screaming. I only found out when I received a lawyers letter instigated by a neighbour who was annoyed by the altercation

I told the lawyer that my crystal ball was in for repairs that day and since I live 2km from the house, did not notice the noise

Next thing I know they are reconciled again and all lovey-dovey.

Another house I put in a clause restricting the number of animals with 4 legs to 3. The previous tenant kept goats and they ate everything in sight, even the washing off the line. The new tenant spotted the clause and asked me if he could keep chickens. I agreed, but no rooster. 6 months down the line there was this rooster, holding fort. He said the chickens would not lay as they were "frustrated"

One of the houses that our landlady owns, we drive past it daily.

A few tenants ago, 15 cars and 5 tents in the garden.

Now it's about 7 cars and 3 tow trucks at any one time.

interesting that he says I describe them as bad tenants, when all that I said was that his wife described me as dishonest.
