Does anyone know of a reliable one?

We are looking for a flat. In the CBD. We are three adults. Looking for:

Two bedrooms. Large lounge for lots of bookcases. Modern kitchen and bathroom. SECURE. Secure parking for one car and/or garage.

Not on the ground floor. Unfurnished. Cat-friendly.
Max price R4000/month

Not gonna be easy but does anyone know of a reliable letting agency that I could contact? Apparently JS Penkin are good, but google tells me nothing about them...

Is CT CBD expensive?

Excuse my ignorance, but here in JHB it only gets expensive a bit further away from the CBD.
