I'm looking for an architect in Pretoria to assist with updating our building plans.

We recently realized that our complex'es building plans does not match what was eventually built. There are a couple of differences between the registered plans and reality, and we would like to update the building plans to match reality. Does anyone know of an architect who would be affordable and do a good job of it? I have the plans as can be obtained from the municipality, but the quality is very poor. The work will thus not be from scratch, but it won't be copy and paste either.

Suggestions?
 
Surely this is the municipalities, original architects or builders problem to fix?

Someone cocked up, they should be the ones to sort it... And the municipality is going to wet themselves when you tell them there's a difference in what was approved and what was built.
 
An architect is going to cost a packet. just look for someone who does house plans.

I'd be happy with suggestions for someone who does house plans as well. Must the plans be signed off by an architect, or will the municipality accept plans, irrespective who drew them up, as long as they're accurate?

We would also like to properly indicate the gardens and parking places, something else that was neglected on the original plans. I don't think the original architects exists anymore. As for the municipality wetting themselves - I'd rather that they do it now than sometime in the future when I want to sell my unit and the bank starts checking the plans.
 
Its going to depend on the size of your complex, technologoists can sign off on plans under 500sqm and architects over 500sqm, if memory serves me correctly. So yes your looking for a SACAP registered architect, you can start with the appropriate provinces institute GIA for Gauteng etc. It seems the original architects did not hand in an as built drawing set after construction, it happens often and if there isnt huge discrepancies between site and approved plans it hopefully should not be a pain, should be able to hand it in as an as built.

Yip. As long as there's nothing that requires a structural engineer or something.

So this is a sectional title complex, or a HOA?

Why would you be making the changes? :wtf: Surely, if you're qualified to draw building plans, you should know how this works.

No, the architect (should) be dealing with the municipality. That includes handing in the plans, getting the notifications for amendments that needs to be made, making those amendments, and handing them back in at the municipality. Rince and repeat until approved, and THEN you only pay your architect.

You only pay the municipality once (when approved), and the same should go for the architect.
