Offer to purchase question

Does anyone know if one has to registered the rates and taxes, or it is done automatically for you?
I registered on COJ but seen no invoices nor any communication from them. The bond was registered on the 4th of March.

Hi. Just got bond approval today. Our experience was fairly straight forward except for one minor hurdle.
We applied via BO and got the following:
FNB(my bank): Declined, client since 2014, jumping through Ebucks hoops and settling CC every month.
Absa: Declined
Standard bank: 90% bond @6,79%
Nedbank: Never got back to us

BO said I must re-apply alone just to Standard Bank
Got 100% @ 6,87%. Will drop by 0,48% if I switch banks.

Bye bye Ebucks

Well then they're just **** slow, I guess. It's been 2 weeks since the lawyers lodged, still just waiting.

That's very weird to be declined by your main bank. In fact 2 banks declining is weird.

Question, CC is set to 100% payment?
If so the affordability is calculated on the 100% payment as an installment amount. Set the amount to minimum installment and check credit bureau for any defaults. I know a guy that was default listed(Black listed) and got refuse a car loan, it turns out he was black listed because of Telkom. After the issue was resolved, he waited for 4 months and had all banks come back with good offers.

Also paying 100% does not build up credit score, having an retail account will help build up your score.

Apply for a Foschini account and buy something 6 month interest free, pay R25 per month.
Credit Card Use small amount unpaid and pay it over 3 months.
Doing this 2 method for 6 months will set your score to 700+.

My thought as well. I have no debt and my fiance has car finance from Westbank but banking absa. She was willing to move everything to Fnb for the bond approval.

Yes, auto payment to settle in full every month.

We checked our credit scores on multiple platforms snd no issues found.

We accepted the Standard bank bond so just need to open an account for now and move everything once lodged.

If you bank at a bank only for rewards, you are totally missing the point ! Been saying that now for years.

You can ask them why actually (the declined reason)

I was with Nedbank since 2000.
They did not want to offer us bond.
We sold our house (then was financed through wife's work), then to get a loan for the new house,
Standard bank came with best offer and100% loan.

I have zero accounts with them then and still don't. Only the Home loan.
You don't need to move everything to them.

You don't "need" to move everything to the bank that you have your home loan with. But they will usually offer you a slightly better interest rate and/or lower fees if you do.

Sweet, transfer lodged today so hopefully it should be about 3 weeks.

Now to start sorting out moving etc.

Any recommendations for moving companies? And please don't recommend doing it myself, I don't want to carry the heavy things.

Will look into it. Need to open a mymo plus account to get the lower rate.

Wrong, with my previous property bond I got a Loan via FNB with the condition I move my salary to an FNB account. So I did. Been banking with FNB for 3 years and have a pretty good credit record.

Now with buying a house, Absa and Nedbank came back with the best offer even though I told FNB my wife will also move all her stuff over. I went with Absa on this one.
