Our latest OTP has an expiry of Wednesday 5 August 23h59. So our wait starts in about an hour when we drop off the signed docs at the agent.

But seriously, if yours is a clean offer, they would be silly not to grab it.
I wouldn't be pushy about it but I'd ask the agent to at least inform the owner that there is a signed offer at x value on the table already... Even if it's just a phone call.I thought I was going to have another sleepless night with yet another OTP signature hanging in the air.

Agent has 4 viewings scheduled for late afternoon today (and 2 for Sunday) but he said he will make sure to present our offer to the owners when they all have time to sit down.

In writing, notify her/him/it you won't offer more, in fact, you want to reduce the offer by Rxxxk and withdraw your offer that was not accepted.
And do it ASAP.
Standing in court trying to wriggle out of a written offer because you were to busy to let all parties know you have had a change of heart will not fly.

Why on earth would an agent withold your valid offer from the sellers? Surely only to see whether he can earn another buck by finding a buyer willing to offer more than you have. The sellers should be told that you've put in an offer. After all, from the sellers' perspective, you came by, drank coffee with them and ate their cookies, seemed so nice, seemed very interested, shared your plans for the future in their home, and then disappeared. But this isn't the truth. If the agent won't, then you tell them.
Remember that sellers don't always sell to the person who put in the highest offer, but sometimes to the folks they feel will most appreciate the home they are sad to leave.

Well bare with the home buyer noobs here. We are not always sure how these things work and what is allowed and what is not.
And this thread has taught us so much. And hopefully it also answers the questions so many others have about the same stuff. So here are all our mistakes/questions for all to see. And your and others' advice for all to see. And I/we appreciate each and every bit of input.
Our understanding is/was that everything has to go through the agent. And it would be frowned upon to privately contact the owners. I can see how it might cause problems and distrust in some situations.
We are not getting a rushed/pushy or dishonest vibe at all from the agent and he genuinely seems nice and understands we love the property. Call us suckers but we tend to trust that most people are good people and trustworthy. Yes, it can get us into sticky situations but we also don't want to go through life believing that everyone is out to get you! So we do believe he is doing what he can from his side to make the deal happen.
And we also know we are not his only customers/buyers so can't expect him to jump at any given moment.
I am running around like crazy at the office today with month end invoicing and switch overs in progress. So I am typing this in between phone calls and batch invoicing.
Will try and get hold of the agent and get more clarity from him regarding the process and what he has communicated to the owners so far.
I know first viewing is at 15h00 this afternoon.

As you have said, this is the biggest purchase you will have made so far, there should be nothing holding you back from pissing on the agents battery if the action will get you the result you want from the deal...

Seller has pulled her house off the market. It turns out that after a month of having her house listed, and dicking us around when we put in an OTP, she hadn't planned properly, and would have nowhere to stay if she were to sell her house. This all despite us meeting her asking price.
