Don't foresee any issues with the bond. Been in touch with our bond originator since the beginning and we have been preapproved quite easily at a much higher amount. And the bond originator says everything looks great.

Will tackle that hurdle on Monday.

Agent just sent a message when he got home now:

"Congrats you two. So happy for you as I could see you fell in love with the place on the first night....
By the way... Owners so happy for you and those two kiddies. #MrSeller actually wondered what took you so long to make the offer "

You pop it when you get the keys.... That is the moment it is all done and dusted.
 
Yup, signing a sole mandate it stated that if they have an offer for my asking price, and I decline, I am liable to still pay them the commission.
For the amount you pay commission, I would rather store my stuff and stay in an Air BnB for a couple of months than decline the offer.

The agent gave us (as the buyer) an OTP document which had a clause stating that if for any reason the sale fell through, the seller and the buyer are jointly liable for the agents commission. It also had penalty clauses if either party for whatever reason caused the offer to fall through, then that party would be liable for the agents commission. I simply instructed the agent to put a line through those rediculous clauses. I'm assuming I wasn't the first person to do that since the agent had no issue with it at all.

Read and understand every single line of the documents you sign people!

Here are a select few. Agent is terrible at taking photos. In fact he didn't even take photos of the garages, carports, other 2 bathrooms or the other 2 bedrooms.
We would gladly take photos when we are in.

Bar is staying but neither of us really drink. So thinking about making it a coffee bar. Or later on just remove it and make better use of the space. But we quite like it for now.

Are you going gas for the hob ? It is a livesaver with loadshedding. Between 2 of us in the house and using the hob daily 18KG gas last us +- a year or longer.
