Gas COC issued this morning, next is a visit to the lawyers to sign papers for the sale of our house to my BIL.
Ok, So got the keys last night, Neither estate agent was available for the initial walk through, Red flag.
So im 99% sure that I know the answers, but want confirmation from random people on the internet,
We noticed damaged, and issues, Who pays for
Cracked patio door (Big ass sliding door)
Missing tiles, didnt see them when we initially saw the house
Leaking sink has caused some mold and the cupboard probably needs to be replaced
Cracked washing basin in the bathroom
"Small" crack and a chip on the bedroom door
I was unable to plug something into the Mainbedroom plug socket
Drawer in the kitchen's bottom is falling out
Overflow from the geyser drips when we run water (This one worries me alot)
chips and holes in the wall where shelves were inplace at one point, during initial visit the shelves were already gone,
Cornice in an upstairs bedroom is missing at one part
door handle missing on a cupboard door
Handle on the tap was replaced with what looks like an outside taps handle? So I would assume the entire tap gets replaced
No im thinking, its the previous owners issues as we have not moved in,
How do we proceed? Im going to get the estate agents in today, even if i have to drive them there myself.

I mean I don't know the official answer but any house (well most) is used right? They're lived in, things get damaged. So the majority of those items I'd say you could have picked up during your walkthroughs. I know it's tough cos you've got furniture, curtains blocking things but take the cracks - I'm assuming it was always there and you did not see it? If so then I reckon that's your responsibility I would think. Same with the mold, handles missing - if all these items were already missing or damaged when you went through the house I'd say it's on you unfortunately and could have been built into the price. Owners have to disclose material defects like damp, structural items but they don't need to make the place perfect - they need to ensure it's the way you agreed on it being so if there was no requirement fo fix these things they might not need to.
Now if they happened after you last saw the place that's a different story but not sure how to prove it.
The electrical issue and geyser though - those I'd say should be addressed by the previous owner?
Anyway, that's this random layman's view on the issue but I honestly wish you luck in getting it all resolved so you can proper enjoy the new place.

What I have learned form this thread is make sure everything is in the OTP you want in place when doing the buy.

Get some wood filler, sandpaper, and paint. Probably less than an hours worth of work (add hours of drying time also)
Not an electrical fault, you can get a plug socket from ACDC or less than R100. Change it yourself. I changed more than half of my working sockets (singles to doubles)
You can probably fix this yourself, probably screws on the rail came loose or the runner is faluty. Either way cheap fix to DIY. If the cupboard is rotting and screws are not holding then you have a costly fix
Filler, sandpaper and paint again.
Also a DIY fix, cornice is cheap. I think its stuck with silicone. Then paint it to match.
Go to Gelmar, they have a wide range of handles, quite cheap. Maybe you can match it. Or replace all handles to match. You can get stainlesss steel handles for less than R7. I changed 10 handles (plastic to SS) for less than R100.
Also check gelmar for a new tap handle. Not too sure about that.
I visited Gelmar almost every weekend for couple months, the staff even know me lol. Im lucky that I have a store less than 5kms from me and the ACDC is next door. The first few months of owning a house is costly, you will always find something you want to change, like the lights to LEDs etc

Welcome to the responsibilities of home ownership. Make a list, prioritise, make your first trip to Builders' and roll up your sleeves.
Honestly I wouldn't look at it like that; seriously as long as the bones of the place are OK, the rest you can sort out, even over time. My new place - pool pump packed up exactly two weeks after moving in. Sucks but now I got a new one, plus I saw how they installed it so next time I'll DIY, plus they replaced the sand same time. There are folk on this thread that can tell you far worse horror stories of how a place looked when they moved in (and a few that will tell you their new place was flawless), or that the roof was falling apart or whatever. Look at those items as opportunities! Opportunity to paint a wall a new colour or whatever.Sour first buy
Buying a place is stressful as it is so what the folk above are trying to saw is, try not stress over the little stuff. Not saying your issues are little but, ag, you know what we're saying
You've got a tiny piece of land on this great big planet you can finally call yours (or the banks, however you want to look at it, I prefer the first way), so be proud of that.

The skills isn't the issue. Its the time or lack of it, especially on weekends. I enjoyed DIY'ing the small fixes in my place

But, painting starts tomorrow, then running new cables for lights, Home automation stuff etc, Big long project list ahead. BUT

Yep, it's that high that estate agents capitalise on, and add fuel to make it even higher. To be fair to the seller, the vast majority which you mentioned were patent and not latent defects, so if it wasn't mentioned at all during negotiations, then there isn't any chance of recourse. Tip for next time, typically a list would be made by the buyer, cost of repairs estimated, and that would be the basis for price negotiation. 30-50K off can go a far way especially if you do it yourself.
Good on you. Making small improvements regularly beats doing everything at once, and you will grow in skills and knowledge.
And that, my friend, is what makes it all worthwhile. Congratulations.
