Offer to purchase question

It's a bit hard to tell at the moment. When we signed they also told us mid-October. They've gotten the rates clearance stuff sorted out, and the compliance documents (gas and electric), and they just sent all the bond documentation back to the bank. Apparently that takes 7-10 days, but I don't know if they start with the transfer procedure already, or if they have to wait for the bond stuff to be finished?

How's it going that side?

We haven't had another update since the attorney confirmed that she applied for SARS transfer duty receipt. That was 10 days ago.

Which is why I was hoping you had more updates on your side since we seem to be running on exactly the same timeline.

We have to give notice at our current rental place by latest Wednesday next week. Will probably have to phone the attorneys again to confirm if it is a safe bet to give notice.
 
We did however go for another viewing of the property after we signed.
Made contact with the sellers through the agent to ask if they would allow us to take some measurements of curtains and stuff. Of course we took the chance to take another proper tour of the property.
We took a seriously good look at the property before making the offer but I'll be damned at how much we missed the first time around. We just fell in love with the place all over again and can't wait.

We missed stuff like extra basins in the kitchen, extra storage space in the bar area underneath the stairs. Also the garages being much much bigger than the standard size. Security features that we missed. A little patio outside the bedroom on the top floor. And much more cupboards in the kitchen that we remembered. Not even to mention the finishing touches in and around the house. Lots of sleeper wood finishes around the bar, dinner area and lapa.

While the seller took us through a tour we also had a nice long chat and we asked about their new place in the retirement complex. Them moving from a 4 bedroom house to a simple 2 bedroom townhouse obviously meant lots of stuff needing to go to storage or being discarded.
And in the process we managed to score a patio furniture set, concrete garden benches and a table, a gun safe and a workbench in the garage. Seller was going to just get rid of it all and even though I offered to buy it from him, he refused and said I would be saving him a big headache if he just leave them.

This is a holiday house and they offered to keep an eye and help with some maintenance as they are downscaling in the same complex.

Yeah... We also got to see so much more when the owners took us for a tour.

Sellers are also super cool. Said we don't need to bother with the agent anymore. We exchanged numbers and they said we are welcome to come and view again anytime.

He also said he will give me a nice tutorial on that massive swimming pool. And will always be available even after the move the help and explain anything. As he built the house with his own hands.

Hope your transfer goes through soon and you can get settled in. Must be a nervy period balancing the notice on rental and transfer. If the sellers are ready to move, don't you have the option of occupational rent?

We were also nervous before going again. It could always go the other way and you realise you bought a lemon.

I'll confirm with the sellers as well as the attorneys that we are good to go for transfer and/or moving in October.
Haven't discussed exact dates with the sellers about when they are moving into their new place. But if they do move out and the transfer is not through yet, we will certainly take up the occupational rent option.

When we viewed the property last week they were also busy packing like crazy. It is an emotional move for them but they are also excited about their new place and about settling down. They specifically wanted a little lock up and go unit inside a secure complex because they want to hit the road and explore the country whenever they feel like it.

Officially gave notice at our rental property this morning. As well as notice to garden service, fibre and security.

Still not 100% from attorneys about when registration will be through. They sound confident about end of October but also say you never know with the deeds office and municipality. (I'm not excluding them from making an error). They say it might even be in 2 weeks time. They are preparing to lodge any day now.

But seller phoned me this morning and confirmed that they are moving into their new place by end of October.
So we will also be moving last weekend in October.

Attorneys confirmed that they are drafting an addendum for occupational rent, should it be necessary.

Yes, you don't want your new property unoccupied if you can possibly avoid doing so.
 
We accepted an offer on our house yesterday. Tricky thing is we're still waiting on a prior offer on the house we want to be confirmed or not. I believe the other buyers have until coming Monday to sort their finance, otherwise their offer lapses and we get to take over the purchase. So much that needs to fall in place :eek:

Nerve-racking stuff.

Hopefully for you their bond doesn't come through and your offer kicks in. Especially since you accepted an offer on your place now.

That is the hope. Our purchase of the other house is a suspensive condition of our sale, so we're not totally out cold if we don't get it. We figure we can always waive that if we find another place we like too.

Suggest you apply for fibre now , can always ask installers if they want to install earlier to moving in date.
 
@bokka1 is an OTP considered a private document? Can I ask my agent to request a copy of the prior offer's OTP from the seller?

Will apply in the next week.

We are fortunate enough that wife is working from home and her work will be giving her one of the LTE contract SIMS and router for the time we are without fibre. Kids will just have to get along without Netflix for a week or two. Bit sure the swimming pool will be enough distraction.

After that, her work promised to reimburse her for half of the fibre cost at the new place. (Up to R600).
 
What interest rates did you guys get on your bond quotations?

Thats a wild question, and It depends on a few factors.

- credit scoring (internally to the bank only)
- history
- can you afford it (30% rule)

Just to name a few
 
On the transfer costs, how does the disbursement work?
Can someone please explain that to me?



We have signed OTP on a property, got favourable home loan approval from Nedbank and we are accepting today.
We are now asking for discounts on the fees involved and I would like to be prepared (costs and know what everything is for).
