You are in for a delay, SARS is the biggest pain we can get if there is a problem.

Isnt that a requirement even if you have a bond? All my properties have structural insurance (bond or bond-less). Or did the bank specify which ones to use?

Currently there is a bond.
It's about to be settled and then bond closed, so will need to start looking at alternatives for structural insurance (atm it's through the bank where the bond is held)

We didn't get the house we wanted. Put in an offer on another place yesterday and now waiting to hear back from the seller. We heard from the agent a second offer has come in, so I'm not very hopeful (agent refused to say how much the offer was for).

This particular agent was ridiculous. Why not tell me what price the other offer is and give me an opportunity to match / beat it? Of course the other purchaser would have the same option until one of us drops out. This stupid "guess the price" nonsense puts me off. If we don't get this house, I'll be very hesitant to work with this agent again.

We're pretty bumbed about the first one. it was in the market for two years and somehow someone managed to submit an offer a couple of days before ours. The second house we'll here about tomorrow.

Maybe the offer is lower than your but a cash offer?
 
Nothing changed on our weekly update.
Still waiting for clearance certificate from City of Tshwane for rates and taxes.

Everything else is done and ready.

Current Status: Ready to lodge on receipt of clearance certificate.
 
We're waiting for the HOA certificate before they lodge. I reminded them about the HOA when I signed, no idea why they waited until now to do anything about it... Hopefully they lodge early next week.
