We're waiting for the HOA certificate before they lodge. I reminded them about the HOA when I signed, no idea why they waited until now to do anything about it... Hopefully they lodge early next week.

Fingers crossed that you get lodged early next week and registered by the end of the next!

We ran into a bit of a pickle with regards to the move.

We gave notice at our rental property and new tenants were found within a week. Deposit paid and all.
So we have to be out Saturday 31st October.

Problem is that the current owners of our new place can only move out of the current place and into their retirement unit on Sunday the 1st of November.
Which means we can only move in late Sunday afternoon or Monday 2 November.

So we will technically be homeless for a night or two and we will have to move two times.

Luckily one of our best friends has unused self storage units available on the plot he bought a few years ago. We'll start moving already packed stuff over there in the next week or two and on the actual day when we have to be out of the rental place, we will load two trailers and all 4 company bakkies with the big stuff like beds, tables, couches etc. and also park them in units for the night (or two).

Either crash at friends for the night or just book into a B&B.

Silly idea here but cant you ask the current owners if you can store your things in the house in a separate bedroom or something that can be locked so it doesnt get mixed up with their goods. It's quite likely they have an empty room by now.

We are in constant contact with the current owners. And that is part of the plan when moving as well.

Problem is that they are moving from a house they stayed 35yrs in. Into a small 2 bedroom. They are also alone with no real help from their kids.

Their move is currently planned as follow.
Moving company will be loading everything in the morning of the 1st. Movers will drop select stuff at new place. Then take all the rest to self storage.

So house is still stacked. And garage has their cars and extra stuff in. 35yrs of hoarding.

We are trying to help them move some stuff to self storage earlier and free up some space for our stuff the day before.

Problem is we don't want to get too involved.
So will probably just stock up on Red Bull and move twice.

This happened to me in August earlier this year. Was supposed to move into the new property on the first and pay occupational rent till the property was registered. It didn't happen as the then owners refused to move their stuff till the property was registered on out names. Luckily the agents hadn't found tenants yet. I paid full rent and only moved out on the 13th.

Mid-month move is also far cheaper.

It sucks but that's just how things are playing out for us at the moment.

Even if we could have stayed at the current property we won't take that option. Landlord would obviously also want full month's rental and we are not going to pay that just for a maximum of 2 days. We have the option of storage available and going to use it and do the moves ourselves.

I dunno, maybe it's cos as a kid we helped folk move quite a bit but I'm done with carting stuff and the last 3 moves we did we got people and it's the best money I've spent. Man loading/ unloading bakkies with fridges, washing machines, couches, beds... I'm too old for that. What's nice is the other side they'll put the stuff where you want it.
The storage thing does throw a spanner but still, even if it's from storage to the new place, for me at least that money is always worth it.

We did get quotes. Per move it is going to cost us about R3500. So R7000 if we get them to do both.

And if we are going to do one of them we might as well do both.

I have the resources available to do the move myself. We have 4 x Toyota bakkies and 2 x 4 ton trucks with tail lifts. As well as 2 x trailers. Plenty of guys in our workshop and 2 friends who will help at the drop of the hat.
Seeing as all of them are keen to help and I'm definitely not too old for this yet. Just lazy :p

Fair enough, any cash you can save is always welcome; just the thought of lifting a fridge makes my back ache...
 
My stuff is being lodged on the 14th of this month.
We waited about a month to get rates clearance from city of joburg.
And then seller can only move into their new place on 1 November so they only lodging middle of october so that the transfer is done approximately end of October.

Luckily we dont have to be out of current place at any specific date because we own it and we can just do one move with no occupational rent.
The extra month of money saving also helps.

Only inconveniences are canceling fibre and requesting install at new place.
If I cancel too early and transfer doesnt go through then ill be without stable internet for work.
Also getting tenants is delayed until we can get out so will probably only get someone in December if everything goes to plan.
 
An update on mine, the seller needs to update their id number with sars - appointment with sars on Thursday. My broker says it's a 21 working days for those type of updates with sars. So maybe another month delay.
This is after waiting two weeks for the seller to get hold of sars which I don't believe the seller even tried as I got hold of someone from sars in 30 min
 
I never bought a house to stay before, only for investment purposes. But if I had to. I would negotiate before signing a deal to have my occupational rent refunded after transfer less levies and rates etc. especially if the property is empty. It’s not really costing the seller anything extra.

The only cost is really wear and tear of the fittings, plumbing etc. but if the transfer goes through and something breaks due to wear. It’s not like you can get a partial refund from the previous owner.
Could you please elaborate on this? Perhaps explain what each party gains, or how to make it plausible for the other side? Thanks.
 
Who here has lived in or currently owns a flat of their own. Does your building title include garden and parking bay or are those managed by the body corporate? Im interested in purchasing sectional title on someone elses property but realise it only includes the structure and not garden or parking. Is this legal since its already divided by devilfork and walls but my title deed will only be for the flat.

Garden yes, parking should be general area so body corporate.
Edit : Garden if you have a wall enclosing it

It should be included the sale. You will need to speak to the agent/seller. It would be odd for them to sell the structure and exclude the fenced garden attached.

The current property I'm buying in a complex has 2 gardens and it was included in the sale. When the time came to sign the transfer docs. I also had to sign some docs to for the Notorial deed of cession, this doc clearly stated the area of the gardens that's allocated to my property

Most sectional title is this way, as per zerocool above
 
Most estates are now changing in the way, to charge a garden levy, which is ultimately just garden services. That way upper units don’t sponsor garden units (with certain costs)

So if you buy in a sectional title, ask a levy and rates statement upfront. Its very inportant
