It's not a bit of paperwork. The conveyancor takes risk in preparing that paperwork - if they get it wrong, then they are on the line. That risk is compensated by the charging based on tariffs.

Hey everyone! Just jumping in here on a related note - wife and myself have been looking at numerous properties over the past year or so. We recently wanted to view a property and the agent confirmed our booking to view - a day before viewing she asked for both our ID numbers due to "COVID" regulations. I found this a bit dodgy as surely she can run Transunion reports prior to our viewing and investigate our financial situation to ensure she has leverage with the potential sale? Has anyone else had this before?

To pull a report you need an ID number. So what happend?

We viewed a few properties during previous level lockdowns and not once were we asked for ID numbers. One agent had us sign a waiver when we were at the property but all they asked were names and surnames and cellphone numbers, which the agent already had to contact us in case of contact tracing.

We refused to give her our ID numbers - I am always respectful in my communication but something about this agent completely set me off. She cancelled our viewing on the basis of "no ID number no viewing" and to be honest, I am okay with it. I refuse to deal with someone that I don't trust from the get go and this woman definitely didn't earn my trust.

I am 99% sure she uses prospective clients ID numbers to run debt-reports!

Not once were we asked for ID numbers when we viewed any properties. And we viewed a bunch
 
One of our viewings we were asked to fill in a "COVID screening" form, but I don't recall ID numbers being involved. Names, telephone numbers, and have you had any symptoms lately. But that was literally only one agent, the rest didn't even bother with anything like that.
 
Yeah it does sound odd. I've been asked for an ID number once before as well (a long time ago) and it was something along the lines of "they do it for security" or such crap. I also didn't go for a viewing.

Who was the agent, if I might ask?

Agent active in Pretoria East - looks like a fairly fly-by-night operation as they don't have many listings and aren't very active overall. I don't want to name and shame as not in the mood for any potential issues - suffice it to say they aren't any of the big 5 names active in our area at least

EDIT: Just thought I would point out my experience as a heads up for anyone else out there keen to get into the property game - don't be strong armed or feel forced into anything by these agents!

If an agent asks for an ID number send yours with an incorrect digit. If purely for Covid or something they'll never know, if they're running a check it'll give an error. If they then contact you about the error you know something is fishy.

In other news, received the signed OTP and submitted all the docs to the originator today. Now to wait...
 
I reckon this thread should be nominated for 'Most interesting/nailbiting thread of the year'. I did a quick scan earlier and it looks like 20 people have done some form of property transaction:

APoc184, GtxGaming, Fcon_Vpro, Napalm 2800, LlamaParty, Zerocool2009, Midnights_Ghost, Speedster, DroidX, McGuywer, wtg, Friggs, Chinmaya, Viperman, Thor, Toxxyc, Powermzii, Phireside, Sinbad, Shellyb1. Anyone I missed?

So far it looks like only Thor and LlamaParty have got to registration, with Thor having the speediest completion (15/9-23/10). LlamaParty, it seems your owners' tenants got sorted?

There are still some potentially interesting situations - Toxxyc's deal being one, and heaps of really worthwhile knowledge, tips etc being shared. Great stuff!

Do I need to contact the City of Cape Town for my rates and taxes?

I paid the levies, but I assume there should be a municipal account too?

The attorneys should arrange this on your behalf, at least that's what's happening in my case
 
@Marsie27 Seems we will move in on the 1ste of December.
Our attorneys agree that should be the case.

Could be a couple of days before that but we will give the sellers until the 1st to move out without any occupation rent charged. Hopefully, if they move out earlier, we can move in (also without any occupation rent).

If I recall correctly, I had to go to the nearest municipality centre to open my new account for the new home...Not sure if this applies for everyone - as my last two properties were brand new purchases.
