Well at least she had the presence of mind to seek advice before throwing threats around.

On the matter of giving them a maximum price, I make sure to tell them I'll pay what I think is a fair price. Otherwise, and had this with my mother's last purchase a few years ago, the seller oddly comes up with a counter-offer which is somehow exactly your maximum.

I would leave her email hanging....

She is an agent you definitely don't want to be doing any business with, especially if she feels she can speak on your behalf in terms of offers etc.
I have worked with some agents that use aggressive selling tactics and this is not too bad by any means. Considering the agent has most probably lost some income due to lock down I think its expected that some come across as desperate and take shortcuts.

I say give the agent another go, but lay down the law before proceeding with another property. You have nothing to lose.

There is a pushy sales tactic... and then there is speaking on behalf of the buyer and presuming to say things that weren't said... That for me crosses all sorts of lines.
 
Wife eventually replied and said we are going to take it easy with house hunting for now but would like to eventually buy as close as possible to kids' school and that her area still falls under our umbrella.

She replied and said okay she understands but we better remember that she has been in the business for 20years and knows better than most.

Few things make me lose interest quicker than self promotion.
 
UPDATE:

Just received a mail from agent which was a direct reply to my withdrawal of original offer.

She says the Whatsapp messages from the sellers confirming they accept the higher amount is enough evidence/confirmation of offer.

Then she follows up by saying she is going to forward us Page 3 of the original OTP to fully sign again next to OUR amended amount. And in her words... "Then that will make the deal final and the sellers cannot change their minds again." Erm... not exactly OUR offer, but okay.
She wants us to fully sign, scan and return the document to her immediately. She says, and I quote.... "Then I will take it to the sellers tomorrow to sign the counter offer"

In the next mail she attaches the amended page 3 of the original OTP with the amended amount.
She again says we must both sign fully next to the changes and then says: "THIS COUNTER OFFER WAS IN PLACE SINCE 18H00 LAST NIGHT"

On the attached document the original purchase price is scratched out and changed to the higher amount, as well as the amount we will be applying for for a bond.
Only her full signature is next to both amendments.

Again asking for us to immediately sign and send it back to her.

Nice, now also wants you to commit fraud.

You need to report this now, regardless of your wanting to get away from it.
 
I’m happy the estate agent I dealt with recently was amazing, I’ve even picked up damp issues in the wall and she’s organized with the seller to get inspectors and contractors out to resolve it. (Even though they’re meant to they could have been dicks about it).

We believe we will also find a great agent and the perfect home for us. But his was one experience we would rather put firmly behind us.

But here it is for all to learn from.

Is there something called dealing in bad faith and wouldn't what OP done be called this?

Definitely not going to report anything. Because this was all our own fault to begin with.

And I would be lying if I said I don't feel guilty about resorting to sneaky tactics to eventually get out of a sticky situation.

And I carefully picked all my wording. Was never going to name the area, price, sellers or agent. Even as dodgy and sneaky as some of her own tactics were.

Asking someone to back days a contract is very very dodgy and I’m pretty sure amounts to Fraud especially if you can easily prove it.

But it’s not my baby to manage.

In the same situation I would have reported it, but then I’d likely not have gotten into the situation in the first place.

Hi Buyers

I don't want to put any pressure on you at all but feel this is info I need to give through to you.
If you really want to, you can put in a new offer for X amount (same as our original offer) and both sellers will accept and sign immediately. Seller2 (the husband) confirms that he will accept and not try for higher amount"

And we thought house hunting was going to be fun. It is tiring and stressful so far.

Tiring, stressful and add emotional. We saw about 15 before getting the one we wanted. DO NOT let anyone push you its not an easy mistake to rectify if rushed

I signed an OTP last night. So far through the process the agent hasn't tried anything funny and when I asked if the seller would accept less she said she can only present them offers on paper, so in my mind she isn't trying to run up prices or force sales through.

House hunting itself is fun... the process of actually offering and buying is painful, stressful, and frought with sleepless nights.

But yeah, keep the house on your mind as a backstop if you don't find anything else that ticks the boxes in your price range.
