Both my bond and transferring attorneys use the system. So I receive 2 updates depending on what it is. System works well for the most part.

I can give you attorney names to avoid (at all cost) bond and transport side!!!! Let me see... a transaction now taking since july to be done!!!!

In that same breath: When you do finally get your own place, love it as much as you want to by maintaining it timeously.

If the people did this on the first place I really loved I would have taken it in a heartbeat. But it would seem some people buy a place, break some stuff and just live with damage they've done, they get conditioned to declining state over time. But when it comes to the sale they are under the impression that nothing is wrong with the place, just because they've lived with the problems for a year or more.


Side note still waiting for owners to decide on my offer, the waiting is really stressful and yet exciting!

I just redid my bathroom to prepare for the sale. In retrospect I was an idiot, because I really like it now. The old one was fine, everything worked, but the end result of some plumbing changes looked quite bad. At that point I was just so sick of having people in my house after redoing the kitchen quite extensively, that I just left it.

I should have taken care of the bathroom ages ago, then I'd have been able to enjoy it for a while, rather than just doing the new owners a favour.

That being said, a friend of mine is now having to deal with about 30 years' worth of neglect on his house before he stands a reasonable chance of being able to sell up.

I am definitely putting aside time and money every month to maintain my new place!

Same, you only need to see 1 or 2 places that have been neglected by their current owners to understand, that you need to maintain and improve quality/fixtures over time to assist with the growth in value/price.

I think some people just get lazy over time and let the small stuff pile up as time goes on.

I think some of the greatest example of people keeping their hand on the pulse is old people. I've seen an old couple maintain their kitchen to such an extant that the glass stove (installed almost 20years ago) doesn't have a single scratch on it, they put a cloth over it when ever they aren't cooking. Zero water damage to cupboards in 20+ years.


While the other units managed to ruin a oven and give water damage to 3/4 cupboards in less than 2 years.

It was an eye opener for that has always rented and there was always water damage somewhere.

Yeah. It requires effort though, and life is busy, so I totally understand why this happens.

This is good, but there are also caveats to this. We looked at one place that was pretty much as you describe - immaculate, despite its age. But it was quite old-fashioned, so the wife said basically that she'd consider it necessary to redo the kitchen anyway. I balked at that, because other than the fact that there wasn't space for a dishwasher, the kitchen was still perfect. It just screamed late 70s / early 80s.

Ultimately we didn't go for that place for other reasons, but I was still really impressed with how well it was maintained.
 
Apparently Standard Bank is also having delays - so if your seller is with them the process will be drawn out as well (on top of the City of Tshwane delays)
 
Signed an offer for an off-plan development that is expected to be completed by April. Have an offer on my current place, expected to register in January. Guess I have to find a friend / family to crash at in between the sale and the expected date of registration. Exciting times!
 
Found a freaking nice property in somerset forest and put in a OTP without really thinking through the cost of traveling to cape town for work (wfh till june and will most likely hopefully have hybrid or permanent wfh) but also with being 1st time buyer noob as I am I did not clearly define a max interest rate for bond that I will accept in order to buy. Did stupulate full bond at least which most likely will be approved, yeah I'm a big IDIOT and will get a lot of flack for this. With that said hoping ooba works some big magic and get me good interest rate.
