We're ready to lodge too. Waiting for the go-ahead from the seller as the house they've bought first has to register before we can lodge.

That is very strange, usually it is the other way around.

And what is stopping them from lodging simultaneously and registering simultaneously?

Which ones? Bond or conveyancing?

I asked for pro-forma invoices from both sets up front. Paid the conveyancers already, haven't paid the bond ones (apparently this is only due when I actually sign, somehow Standard Bank is taking a while to get things ready), but I have fortunately put money aside for that purpose.
I think because it's a private purchase, they're all the same lawyers. They're handling the conveyancing and the bond for us.

A question on the rates and taxes for Tshwane.
Does Tshwane also automatically register you? Or what is the process?

With your ceiling collapsing last night due to the rain... What are the steps involved from insurance side?
My understanding is that the seller needs to claim and have it fixed?

It is what it is.

At least this gives us time to pack up the house at our own leisure, and get small things sorted with very little pressure.

That being said, I would have loved to celebrate Christmas in the new house, but so be it. Here's to hoping we'll be in by Easter :ROFL:

If the seller is moving out before registration and I decide I don't want to take occupation. Who's responsibility is it to look after the garden?

theirs, the property should be in a similar condition when you receive it as to when you viewed it, obviously within reason, like if it hasn't been mowed for a week lets be reasonable, but if it is an absolute nightmare you should make the attorneys aware imo

yeah we are doing the occupational rent thing - i think the Lawyers lodged last week so we just wait and see. The seller will sort out the repairs yes - already got someone to close the gap and they will be painting tomorrow - its been a manic weekend already with tree fellers damaging the durawall etc.. lol. I'm contractored out I tell you

We just heard that deeds submitted 8th December have just been lodged now (Cape Town) so we might experience a delay. We haven't lodged yet as we are still waiting on a rate clearance and the bond guarantees

Its risky to do anything before the lodgement / lodging - unless you can get the seller to agree to pay you back OR for them to do the installs then you pay them after (put the money in attorneys account)

Chat to your counterparts and see what could work else assume the risk and go ahead

Having crazy stress/butterflies.

I'm at page 39 of 88 so far so haven't ready everything. Hope I don't screw this up.
