Hi All

Just a quick question. I want to sell my property just got a estate agent and they want 5.5% + vat commission ..Ouch!! . So I am thinking of taking the Private Property Route. Anyone had experience doing this if so what advice do you give to get the best price.

I am not to desperate to sell so I thought I might take a chance and do everything myself.

Pit a private sale board in front of your house, advertise on Gumtree. Then renegotiate with the agent. They'll come down pretty quickly :-)
 
5.5% is actually relatively low. I was lucky enough to find an agent who did it for 4.

Works well in hot markets (e.g. Edgemead, Cape Town). Not at all in slow markets (e.g. Hermanus, Overberg).
 
What is Private Property rate?
 
We sold a flat in Century City earlier this year ourselves through Private Property. I think we paid R1200 for the advert. Also used Gumtree but all I got from that advert was a lot of calls from agents wanting to market the property.
 
If they are sole-proprietor they should drop that percentage.
 
I've seen adds for Steeple before - they seem to be a virtual estate agent or similar - workload is shared between you and them. They charge 1.5%, may be worth checking out.

When I last sold (many years ago) I told the agent what I wanted out, and that if he brought an offer that netted me less than that, I wouldn't accept unless he sacrificed commission. In the end we both had to compromise a little because he'd valued the place a bit too high (in order to get the sole mandate) and the place was sold.

Bottom line - everything is negotiable.
