Rental advise needed

Hi, I'm renting since 4 years a house with an attached cottage. Last 4 years, each year, rent was increased at 10%. Now I've got a notice from my landlord that he wants to adjust the rent on the actual area level and, if calculated, it would be an increase of 26.4%. In my yearly contracts is always written "the rent amount will increase by 10%", also with the last contract. My question is now, is this legal that the landlord now can do this increase, like in the sense, "if you don't like it then..."?

When exactly does this contract expire, and when is the increase being implemented? If it’s being implemented while the contract is still in force, then something sounds wrong.
 
contract is ending end of august this year. renewal, regarding to landlord would be 26.4% up in rent. running contract says, new year should increase with 10%. got notice today. Also, the last 4 years it was 10% increase each year, and now the landlord says he wants "to brought in line with current rentals in the area".

Sorry there is not much you could do.... Try haggling for a lower increase.

In the first instance 10% annual compounded over 4 years is outrageous, I guess that's when he first figured he could take you for a ride

Not necessarily, if the rent is really below area average, this would be one way to gradually get it back up to a market-related value.

I was thinking that as well, but we don't know if it is below market related pricing or not.

Annual increase is not there to substitute low rent prices, I would walk away from such a deal

Average area rent is maybe r1500 higher as what i pay now, this would be in a 10% increase covered, but 26.4% sound for me like "kick out", because the landlord don't know how else to get rid of me because i did nothing wrong the last 4 years

Well, if the contract is up for renewal then both parties are free to change whatever they wish. If you feel his price his too high, why not just move to a better priced option?
 
Maybe you complained a lot? I do maintenance on many rental properties and some tenants complain so much, landlords get rid of them with these kind of schemes.
 
Greed, Maybe the landlord has seen they can get a lot more money and they think you will pay that amount.

The worst case for the landlord is if you move out!

Or they've searched what rental prices are in your area. But it could be the fact that you have 2 cars sitting in the entrance of the house.

So obviously you can afford to pay the rent but you probably don't want to!

I looked the other day everything in my area starts at the same price point.
 
Yeah, you can't legally force the landlord to limit the increase. Try haggling around the fact that finding another tenant will be a pain in the ass. You've been a reliable payer, right? Also use that in your negotiations, since a new tenant is always an unknown quantity.
 
Just leave and get another place. Landlords increasing with 10% a year will put you too high very quickly. Most landlords does not increase 10%, many increase only every 2nd year.

yup the first place we rented didnt touch rent for 3 years. May as well move now its coming sooner than later.
