Rental advise needed

My honest advice, you clearly want to get out. If I was in your shoes, call your landlord, ask about the termination procedure, that you just want to clarify the steps.

Give your name up for 3 property agencies who does rentals. Give them your budget, and start to search yourself.
 
100%, just speak to the landlord, advise him you want to get out by X date, and issue him notice.
Tell them your happy to facilitate views etc for new tenants whilst you are still in the property, as well as any painting etc that needs doing.

Generally if the landlord is able to find a new tenant to takeover the likelihood of them penalizing you is mitigated, unless the complete *icks.
 
I always see this as a bad relationship. You have the power in your hands. You can change it. Hold out for a while. Start to get the ball rolling.

The 20% increase came as surprise as you expected 8% and during the time to reflect on the news you came across another rental for similar current budget and needs and you do not want to penalize the current landlord by not attaining his preferred rental. You will however pay for the full month of Feb of show of good faith.
Use his bluff against him.
He will most probably realize that he have a good tenant with good payment record and will forego the idea of an 20% increase and settle on the 8%.
I would want out regardless if LL changed their mind - erratic behaviour and trust has been broken.

These people are snakes if you think an owner can be diffoicult. Go on the local groups and post what you are looking for and want to rent from an Owner directly. Someone will PM you with something that is available. This is where relationship with your previous landlord is important as they will most likely want references. Avoid the snakes as much as possible, but sadly they control the rental markers in some areas like the Taxi Mafia.

I once had an agent keep my deposit for total BS. They just always keep the deposit regardless.

I happened to accidentally run into the owner while I was busy moving out, and they mentioned how nicely I kept the place maintained. When I mentioned the agent kept the deposit, it was the first that they've heard of it. The owners were never going to get it, the agent was simply stealing it. Got my deposit back the next day.

Same agent took more than a week to replace a broken geyser.

Yeh totally. We are fine to leave and we already said that they can bring people to view when they need. Already have a viewing Saturday and saw a place yesterday. Whether we’ll get it we’ll see.

But we’re being ghosted now by landlord after we said we won’t renew at 20% increase so we’ll see.

I think that if you rent through a reputable agency and the agency actually holds the deposit themselves, instead of paying it across to the landlord, you have the best chance of getting it back.

Too many landlords have a habit of getting deposits mixed up with their own money. Yes of course there's the RHT, but who wants to deal with that.

That would be a bit ridiculous, the whole point of the outgoing inspection is to identify issues there and then.

Exactly what I thought. The owner is claiming some VERY minor damage to the laminate floor (apparently serious water damage) and supposedly there is a leak by the washing machine/dishwashing outlet. The new people moved in on the same day over the weekend and now they trying to say it's us.

We pushed back and said we will let the Housing Tribunal sort out the dispute and now all of a sudden their maintenance person said it's a bad installation. They still trying to claim plumbing costs from us. Shame they can take a hike
