And I'm sure in turn you look after the place, you scratch my back I scratch yours. Some of these landlords haven't had enough bad lessee's to know when they're actually lucky.

Yea, I have kept an eye for them when they are away, fed there dogs e.t.c.

I do try to keep that metaphorical fence up though as it makes for good neighbours.

I increased the rent by 7.5% but purely because when the tenant moved in last year I reduced the rent as a favor to him because his wife had just lost her job.

10% is a bit much especially if you looking upwards from the average 2bed 1bath place going for 4.5 to 4.7k pm
i'd say a R200 increase would be fair.

Just proposed a 5.9% increase (R500.00) and although the tenant isn't happy, he'll go ahead.

Guess he doesn't quite understand that rates, maintenance and other costs have gone up in that time - as well as my own rent. I just bit my tongue.

The guys who are giving your tenants less then 10% are just screwing yourselves, I've rented for awhile and where ever I've gone the minimum is 10%, I'd love to have a landlord only give me 5.9%.
