Rights under occupational rent

Short version.

Bought a property and took occupation. We are picking up problems with the electrical in the house (even with coc) and also major issues with blocked drains across all bathrooms.

What are our rights in terms of making the current “landlord / owner” pay for the maintenance?

Transfer has not yet taken place.

We are planning on getting independent quotes and asking the owners to pay for the repairs.

There is no way the electrician (suspect it’s a friend of the owner) that issues this coc is going to fix the mess he signed off on. I’m considering reporting him.
 
We have one. We are however finding issues with the property where i believe the CoC isn’t worth the paper it is written on.

That is the plan.

The blocked drains will fall under voetstoots I assume. Not a latent defect as we had ample opportunity to test the plumbing.

The ECoC is my concern. I have my regular electrical guy coming on Saturday to inspect the setup.

Yeah, the plumbing you will have to suck up..

We found a leaky toilet when we moved in, even with CoC issued.. questioned it, since the house had been empty before and after the CoC was issued and we found the leaky toilet first day we moved in and all we get back was, sorry, normal wear and tear and that was the end of that..
 
They had 10 Poplar trees in the garden and i fear the roots might have gone into the drains. Queue up the extra costs.

I’ll fight the electrical if it comes to more than R2000 though. For peace of mind I’ll gladly pay that. We had enough drama the day we took occupation and their alligator, bunnies, turtle and a bunch of junk was still here. Took three days to properly get rid of them.

Not to mention how dirty this place was. I’ve never seen grime like that.

Pretty much the same issue we had, but he had siliconed the hell out of the back of t toilet, which he then just said it was the tenant.

My electrician did some work, installed lights, wall sockets etc and gave me a coc. He also told me that the paper basically means nothing.

For example an extension cord wired directly into the wall socket. The plug end doesn’t have a cover.

Some plugs are dead or barely working unless you wiggle the switch. Dead light sockets etc.
 
report the issues to the agent and attorney, don't leave it
