I'd also write off what is owed if the tennant agrees to leave asap. It's going to cost you a fortune in time and money trying to get your cash back.
 
There is no such thing as an automatic rent interdict, you will not be able to have her car seized, and it's risky to deny her access to the property by changing the locks - however tempting that is. If you do that you run the risk of a court deciding that she can live rent free for months. You can either try the renting housing tribunal, otherwise go to court, which will cost a fortune.
Rather give her notice & pray that she leaves with out a fight.

You can normally find someone at the local Nigerian hang out spot who will move in with your tenant for a 10% fee of whatever the current tenant owe you. They will ensure the other person leaves within a day or two.

I bought a house, where the previous owner had to get an eviction order to kick out the tenant. It took 1 year to get a final eviction notice. Even then, the wait to go to the high court and have action taken would have been another 6 months, all while the previous owner was paying their bond.

Eventually I paid the tenant 30k to use for a deposit and rent for a new place, and made the owners lawyer pay me the 30k back once the sale of the house went through.
