Louvre is the better long term option. And you can open it up and use it in winter...
True but I have had 3 over the years and they tend to show rust after a while and they are extremely expensive. Maybe the newer ones are better but they are nice.
 
If you go for some fixed option (chromadek/tiles etc) see if you can work in a whirlybird of sorts. As @soulie mentioned, they do tend to get very hot.
 
I have never seen people actually opening their louvre. So you just pay a lot of money for a roof that is not 100% waterproof. Yes And they rust.
I would say keep the thatch or cover it with something that will leave at least 10cm of the Thatch for insulation against the heat.

problem with keeping any thatch/grass etc is that it will need to be signed off by fire consultant - busy updating house plans which includes the lapa.

we ended up putting in a ceiling with insulation .but it sucked and looked lousy .
 
Yeah as nice as what thatch is I hate the maintenance. My first house I bought in 2000 was thatch and it dries out from the sun. You have to basically have someone come in every 5 to 10 years and remove the upper pieces and have it replaced. My neighbour had it done around 2002 and at that time it cost him R150k for the whole house. I was like **** that and we sold our house in 2003.
 
I have great airflow so not concerned about that atleast.
My Hollywood garage that has a IBR roof also have great airflow. But I installed isoboard for insulation. Made a massive difference.
If you go chromadeck at least make sure you install alububble between the roof sheeting and the structure. You get it in black also that looks good.

I bought a roll to insulate the backside of the aluminum garage door but never did it. I paid R1750 for the roll. 40m x 1250mm.

You could also use it on other projects you got going as that roll will be more than you need.

My 7m x 4.5m thatch lapa was in pretty bad shape, had it dressed and fixed up earlier this year. Got two quotes, one for R13k and the other for R15k. I went with the slightly more expensive option as they brought their entire team with basically and finished it in one day.

I didn't really want to get rid of the thatch, not only about cost and the interruptions but it also stays really cool in summer and just has that nice vibe. I can live with the bit of dust, can blow it out with the leaf blower.

the redo (total redo) of the thatch is 14k just to put that into perspective too :)
 
After much contemplation and reflection I decided to just redo the thatch.

Dust etc is never an issue its cleaned twice a week by our domestic so thats never an issue, insurance prem doesnt change.

The structure is rock solid and at 13k vs 50kplus doesnt make sense at this moment.

If I decide to redo ill do it in years to come as this can be sorted in a few days. I have major renovations with home extension and kitchen overhaul so this will do and will do well till then.

Please dont hate me :p
