Tips for buying a house first time?

Anyone know what this is, "To rates clearance certificate fee" (R150)? I see its on the lawyers latest statement - I asked them - but didn't get a response.

I'm assuming its to make sure the current owners Rates and Taxes are up to date?

In PE that costs only R60.00

It is to get a certificate from the local municipality that the rates account is in the name of the seller and up to date.

Probably the lawyer adding on their 'commission'. They're already trying to get out of the 20% discount they offered me.
 
I've asked the seller for a letter and copy of their IDs to get the plans for the house from the council - I finally have this information - but no clue how to get the actual plans, anyone here know?
 
for those of you who don't know already ............. the bluish bnk is approving 100% bonds again across all their homeloan products...starting tomorrow :)
 
Thanx javs, thats great news for me. The money I have for the deposit I want to use to do some minor renovations to the house I want to buy.

IT'S STANDARD BANK ! sorry no link...i have no idea why the media isn't publishing it !
but the rules are in place and std bank are granting 100% loans since yesterday.
i'm afraid you gonna have to take my word on it until the press decide they wanna release the news.

*sigh* all money required to pay for legal fee's, transfer etc., have just been made available in my cheque account - don't think I've ever seen it with a balance of R130,000 - sad thing is its all gone tomorrow.
 
Ok - just got an email from the attorney's saying transfer of the property has been lodged - does anyone know how long till registration from this point (in cape Town)
 
I am officially a home owner :) Transfer is through - and I can collect the keys tomorrow.

November marks the start of being poor.
