The bats i have make mouse like kak... Little rice crispy looking things but black.

yeah that is what I thought and was told about bat kak.
If these are bats that's causing my problem then why do they **** like they just ate nandos xtra xtra hot
 
Yeah, looks like the bat-**** problem my parents are having with their house. 2-3 months of the year the one big tree across the street has fruit the bats like, and their walls look worse than that!

Current solution my dad settled on is extra strong outdoor paint on the wall, painted on a few extra layers... and then pressure washer the whole wall every weekend.

Was the house standing empty when you bought it?

When I bought my house it was someone's holiday house and essentially empty and abandoned for almost 30 years. Maybe someone in there 3 weeks per year.

For the first year or so my walls looked exactly like that. Bats would manage that level of coverage in maybe 3 weeks, I would wash it, and repeat. And then suddenly it stopped. Haven't had an issue for years now.

Nope - Well, the previous owner moved out a couple of weeks before we moved in.
We moved in last year June...by the end on Winter the wall was pretty much covered. Painted in Dec and it was fine until this year's winter started and now it's back to this.
 
So, I spoke to a professional bat removal company and they confirmed that it's 100% for sure fruit bats, luckily they have no interest in living in roofs...they live in the trees that line the street.

The only option at this point is to try and get the municipality to trim the trees. Other than than....I don't know.

I want to get a pressure washer but I am not sure it's even gonna get this **** off.

That makes we wonder. I had I giant wild fig tree in the garden that was causing chaos and lifting the boundary walls with it's roots. I had to cut it down a few months after moving in. Maybe that explains where my bats went.

If it does not remove all the baked in marks , it should remove fresh ones easy

Maybe chat to paint supplier for a easier washable paint .

Ah then you may be in luck :-).
When asking for trees to be just even trimmed in my area I was told that trees produce oxygen and they won't cut them down.
Even though these tree roots were damaging property, the road, the branches were falling and damaging roofs. Plus three of them were massive and covered in termites, that took years to get them to cut those down. To the point the termite nest was almost at the top of the tree and the tree was 3 stories high.

Yeah that's gonna be the way forward I guess.

1. Going to the municipality - If this doesn't work out then...

3. Re-paint with better paint and a few coats

I think we have a good case to get them to trim the trees at the back.....besides the look of it, we have kids and another on the way as well so...

Yeah CoCT at least seem to listen, CoJ are just bloody lazy so any excuse to not do anything.

The "trick" my neighbor told me is to not go to the local/general municipality - go directly to the parks division and make your case there.
